Plain language about what you are buying, what you may do with it, and where responsibility sits. If anything here is unclear, email us and a person will answer.
What you are buying
A CountryPlans plan set is a construction drawing kit for one house. Depending on the option you choose at checkout, it arrives as PDF files by email, as printed sets by mail, or both. The CAD option adds the editable drawing files. Every set also includes our plan Booklet and the support materials listed on that plan’s page.
Your license
Every purchase includes reprint rights to copy and modify the plans for one project. In practice that means:
- You may print or copy as many sets as your project needs, for your crew, your building department, and your lender.
- You may modify the plans for your project, yourself or through a designer or drafter you hire. See Can I change this plan?
- The copyright stays with CountryPlans, and copies need to keep the CountryPlans copyright information on them.
- One set covers one project. If you build again, please buy another set. That is what keeps a small family business going.
- You may not resell, share, or redistribute the plans or files themselves.
Delivery
PDF plans are emailed to you, usually within a few hours and always within 24 hours. Paper plans include 5 sets and ship by USPS within 1 to 2 business days, with free shipping to the US and Canada. Plans are delivered to the email or mailing address you give PayPal. Need a different address? Email us after you order.
Codes, permits, and your responsibility
Our plans are drawn to widely used residential building standards, but codes and permit requirements vary by state, county, and city. Checking and meeting your local requirements is your responsibility. Plan sets do not include an engineer’s stamp. Your building department can tell you exactly what your county requires, and a pre‑submittal conversation with them is time well spent. Our plain‑English guide to codes and permits explains how the process works.
The plans are provided as they are. We stand behind the drawings being accurate and complete as construction drawing kits, but how a house gets built, sited, and inspected is in your hands and your local professionals’ hands, and we cannot accept liability for construction results. If you or your designer modify the plans, the modified parts are your responsibility.
Questions and refunds
We reply to every message, usually within a day. Real answers come from the people who sell and know these plans, not from a call center. If something is wrong with your order, start with our refund policy, or just email [email protected] and we will sort it out.
Short version: buy a set, build your house from it, copy and change it as your project needs. Don’t pass the files around, and come talk to us if anything goes sideways. We are easy to reach.
