holding my breath until noon

Well, today is allegedly the day our house in WI will sell and make us free again.  The closing is set to take place at noon.  There WERE leaks in the supply lines to the upstairs bathroom (of course, the ONLY plumbing in the house that requires opening a wall to fix!!! d* d*)  And, even after bypassing the limit switch, which the HVAC guy thought was the only problem on the furnace, it would go out after a few cycles.  Seems that the heat exchanger somehow cracked, and to special order the part to fix it would take 10 days and $900, so we're stuck having to put in a new furnace before closing today at noon!  Not only that, our realtor's hubby is over at the house (I think he pretty much set up camp there over night) to fix the plumbing problems before the final walk-through, which should be happening about now!  I slept a little last night, but the whole time I did, I was dreaming of all the worst-case-scenarios and wondering how the heck we're going to pay for a new furnace for a house we don't live in any more.  DH tossed and turned all night, too.  He was up before six, which never happens... he usually has to argue with his snooze button a little longer than that.

Meanwhile, the owners of the place we want here are expecting us to offer as soon as the deal goes through, but we don't have as much for a DP as we wanted to have now... :(  Have to wait a month or more before we can close.

Anyway, time for another cup of coffee and to go teach the girls something to keep myself occupied until we hear that it has all gone through (hopefully, and by the grace of God and the skin of our teeth.)

Ever wonder why nothing can be easy??

Got a call just now.  Buyer went for the final walk-through and the HVAC guy and plumbers were still there fixing and cleaning up, and so they put the closing off for two more days until they're sure all systems are "go".  For Pete's sake, they're getting a brand new furnace out of the deal which they didn't even have to bargain for, plus the $4K they already asked for for "repairs", and the work will all be done today.  I am so ready to have it over with, and now 48 more hours to try to keep anything else from falling apart!!  Darn it, if we ever get settled, I am staying put!!!

So, now I'm holding my breath until New Year's Eve, I guess???  Getting a little blue in the face as it is.  ARRRRRRRGGGGGHHHHHH!!!!  I have never seen or heard of anyone having such a difficult time just selling a stupid house!

Nope.  Need more caffeine.  Didn't sleep much and am having a hard time keeping up with the kids!

The good thing is that they are still going to buy it, but the bad thing is having to wait yet again.  DH is so stressed out he looks like a overly-hormonal junior high kid (when he stresses, he breaks out.)   The waiting is the tough part.  It seemed like December was SOOOOO long, even Christmas just crawled by, and then three days before closing, the furnace goes out!!!  Seriously, we found out on Friday around six in the evening, when we were supposed to close today at noon!  Actually, the furnace could be fixed, but that would take ten days we don't have and cost about half as much as a new furnace, and since a new furnace could be installed immediately, we opted for that in hopes of closing on time.

NM_Shooter

Okay... I have this theory about dealing with stress.

Remember when you were a little kid?  Not much to worry about.  Mom and dad kept the monsters from under the bed away, and everything was safe in your room, right?  I think it has to do with a person's radius of awareness.  As a kid, basically you are (maybe) concerned with stuff that you can physically see.  Anything outside of that was a non-issue.  As you got older, that radius expanded, and you started to worry about things that were further away and less tangible.

I think a lot of folks turn to drugs or alcohol, as it forces a decrease in that radius of awareness, if even for a little while.  It is a bit of an escape for them.

So.... find something that you and DH like to do that will completely focus you on that, and away from this real estate problem.  It sounds as though it is going to happen.  Figure out a way to decrease your radius for two days and get some rest.

For me, things that decrease my radius of awareness are pretty simple.... fishing, alcohol, sex, skeet shooting.  (not all at the same time mind you...my wife is afraid of water and guns :)  )  Whatever... figure out a way to enjoy yourself for a couple of days.

Good luck!

Thanks Shooter... you crack me up.  I'm not really so much worried about it as I am just horribly impatient, I guess.  I know it is going to go through, but am frustrated that we just keep having to shell out more and more money like it is nothing (two months' worth of house payments for repairs?)  And, I got a call from our spineless realtor this evening that the title company wants to keep the extra money we sent for two weeks to a month, supposedly to make sure that all the leaks are fixed.  I was furious.  We are doing everything we can to make things go smoothly and just bought these folks a brand new furnace and new plumbing, in addition to all the money we're giving them at closing to fix everything else from gutter downspouts to  ???  I don't know... painting the walls or buying a hot pink toilet for all I know.  And now they want to keep MORE money on hand that they don't have any right to, even though we've already paid for ALL of the work to be done.  It is the craziest thing that I've ever heard of.   I'm more like a little kid on the night before they're going on vacation or the night before their birthday... it just seems like morning is dreadfully slow in getting here.  In fact, this whole month has dragged by slower than any December I can ever remember!  And, when I'm impatient, I like to crochet... well, this month alone, I used up two big rubbermaid tubs of scrap yarn crocheting Christmas presents for everyone and his dog.

Oh, and just in case Dan is wondering, I think we ate up all that peanut brittle while we were waiting on the darn thing to close.  It is now supposed to happen at noon on New Year's Eve, unless they can concoct some other reason to put things off.  Meanwhile, the neighbor to the place we really want to buy is considering selling us ten acres of his pasture at the same time we buy the 20 acres we want.  They haven't come back naming a price just yet, though.  I'd like to be in the process of buying or moving into a new place by Groundhog Day... we have a tradition of setting out all our cool season veggies on Groundhog Day, though I don't know why.  Just helps to curb the spring fever, I guess.

Me too, Glenn.  It's all going to work out in the end, eventually.  It'll just drive me nuts until it does.  I don't know.  I've been up all night with a little girl who doesn't feel good, so I'll probably be too exhausted to think about it much today.

Homegrown Tomatoes

:)  Good news.  Hopefully.  DH talked to the closing company again this morning and they're going to close by 10 AM tomorrow now.  He had a "discussion" with their lawyer to hopefully straighten them out on some stupidity where they were wanting to keep more of our money as "assurance" that the problems with the heat and the plumbing are fixed!!!  Anyway, they got the picture that if they didn't go on with the closing, we were going to make them wait ten days until they were sure everything is peachy in order to close, so they even moved it up a little bit.  The buyers are doing the final walk-through this evening.  The new furnace is working "beautifully" according to our realtor, and the plumbing is repaired and the realtor's husband is getting the walls he pulled out back up and in place now.  So, hopefully in a little less that 24 hours, we'll be free from it.

Sure hope it is!  We're about 7 minutes into it at this point, so hopefully they're signing away and not begging for more money for anything.  My realtor was ready to bite my head off yesterday when I called the third time to see if the plumbing was ever finished (this was at 8:30 PM and it was supposed to have been finished before noon on the 29th... she'd been camped out there for about two days and was ostensibly and understandibly a little cranky.)  Her husband volunteered to fix the places that were leaking after the freeze, but then he had trouble finding the leaks and getting to the plumbing, so two days and two walls later, he was finally wrapping up when I called last night and the wife, our realtor, was furious with him and about ready to throttle me.  And then she noticed that the ceiling fan in the dining room was a little loose and called me back to complain about it, so I told her that the inspector had noted it and that we'd already given the couple money at close that was supposed to be used to fix nit-picky stuff like that, so I told her to relax and go ahead.  We don't have to make a 60-year-old house perfect... can't be done!   :-\  So I'm hoping like crazy it goes well right now.

Homegrown Tomatoes

40 minutes into closing and no news yet, so am assuming that is good news.... (although based on the past 11 months experience, that would be a foolhardy conjecture to make!)  The title company told DH that they would notify him as soon as it is done, and the mortgage company will also notify him when they receive payoff, which has to be before noon or we have to pay a whole month more worth of interest.  Staying close to phone and computer because:  1) baby is asleep and don't want the phone to wake her and 2) I am so anxious for the whole deal to be over with so that we can get our lives off hold here and finally settle in!
