Lumber prices Sept.1,Sept.19,Sept.,26

As I am getting ready to start framing I have been watching the prices of lumber at the nearest Home Depot.

This is the price difference from Sept.1 to Sept. 19 in the Home Depot in Lewisville Texas

Look at the 2x12s prices. An interesting fact?

I have been holding off starting and looks like I may wait till next spring! Figured prices would go up
but some like OSB, really went wild.
Any idea why the 2X12 prices stayed the same?

Remember this same thing happened two years ago but, they did finally come back down.

They haven't gotten low enough that they've had to price a new supply of 2x12?

Not enough people who are going to be building in South Louisiana  are going to use them?

They're coming out of the Northwest--anywhere but hurricane-prone coastal areas (among other things, no sawmills are down)?
