help with home design

i love this site and if it were up to just me i would build along these lines but he wife has other ideas and we  need a home a bit bigger than  the plans offered here.  

have looked on the internet at a  lot of plans and  a lot of the diesigns are  well poor.

we are looking for  a  open plan kit/ family/dining area and  split bed rooms master on one side and   two bed rooms  on the othr side  about 1600 to 1800 sq ft.  andy  designers sites i should be looking at

If it were me I would go with John's 2 story and an addition to get the square footage I wanted -- extend length too if you like.  I'm doing one now for some other people.  Just a suggestion.

have thought of that and have  and are using ideas from here  

we are planning on building on one floor  as we are getting older and need sa single level

likely we will end up basicly desinging  it to suit our needs but want a good  house for resale too

well it is done had to start over, combed the net for house plans, most sites lack good search methods but hours of looking paid off.  split bedrooms a rather open plan and  the bath and kit we want.  our builder was impressed it is just under 1800 sq. ft. and has a large garage 22 x 28. and an addition to the garage 14 x 22 [that is my shop]  i love  my wife.  

just to say keep on figuring and searching and  soomer of\r latter u get there

expanded the middle by 2 feet in width

made the master  16' x 28'
garage in place of  carport and garage is 22 x 42
 so my shop will be 14 x 22

realy like the seperate front enterance  out of the direct great room and  the split bed rooms too

she will have split bedrooms and a tub in the master bath and a  large walk in shower too!  i get a shop 12 x 22.5' and a convection overn too [she likes me to cook] so very one is happy  16 year old is wondering why this is all happening so fast.  we have two houses to sell  lots of clutter to clear out and as soon as possible build a new greenhouse [but have to get my house sold first]

Good for you Paul. It is always nice to get settled on something. I too have to stay on one level to suit my other half. The downside is that it is less costly to build up than out.

For a second there, I thought , Oh -- poor desdawg --- I was thinking she made you stay on the second floor and she stayed on the first floor - then I realized you meant - one level as no second floor - she let you stay on one level with her.  

Didn't make you stay on your own level.  Nevermind.

yes  two levels is lest costly  but if u build it your self one story is a bit easier.
