I'm planning to build in about 1 1/2-2 years from now in Big Bear Ca. About
2 hours from Los Angeles. I can't decide on the plans. I like the ones from this site but I came across these that I like as well. I like the porch and the simplicity of the design.

Seems really expensive for what it is.

The 20' wide plans from this site can be built with no interior load bearing walls, and you can redesign everything to your hearts content. At about 10% the cost of those plans.

Building where you are talking about you might as well go see the local building department what ever they are Cal - calling themselves this week.  Find out the requirements.  There I would bet there is going to be a lot of engineering required.  Seismic and just more Cal $$$.  I do know the area fairly well as I do have family with property and cabins there.

When I found out what is required I myself - I would get some Velamen - a Tee Square and a triangle or two and scale ruler start drawing and laying it out.  Then when you have to go to the engineer or architect which there I bet you will have to. You can hand it over to them.  One reason I like Country Plains so much for a cabin build.  Gives you a good low cost place to start and you can use John's plans to morph your build into what you want.

One thing I have found having two of these puppies drawn and engineered.  Especially the one we have now is I had to be firm.  This is what we want no additions.  He was wanting to add bonus rooms and stairs.  Twice I went in and the last time told him he was wasting my time and his both.  He was jumping up our sq footage and making a harder build and I would go some where else.....

I can easily see turning the 20x30 1/2 plans into this without much trouble.
I kind of like the hallway between the bedroom and bath.

$1000 does seem a little high. I'll just get the plans from here and change things around on the inside.
