Hi I am new to this site and building in general. I am considering the 2 story universal cottage plan. However, most of the posts I see are about the 1.5 story. So I am thinking the 1.5 is the more popular plan. In my cost comparison however, it doesn't seem like the 2 story is that much more to build then the 1.5. It also seems the 2 story is easier to build in some instances. Am I missing something here? What are some of the advantages of the 1.5 story? It would be great if someone could tell me why they chose the 1.5 over the 2. Any info would be super!

It is my opinion that the 2-story Universal is a more flexible plan, has  a lower cost per SF of usable space, is easier to build for a new builder and is less likely to require local engineering. It is not the most popular plan however. That honor goes to the 1-1/2 story.

Why is that? I don't know for sure, but I think it has something to do with looks, rural charm and a lower roofline.
