The price of land has a lot to do with where it is, of course.  I haven't looked, but space in West Marin County is probably very expensive not only because it is so beautiful (and it is) but because it is in range of the Bay Area.  Many people support their land habit with off-farm jobs.  The compensation rate for an area will therefore affect the price of the property in range.

Metropolis is creeping up highway 505.  Genentech now has a facility just north of Vacaville.  While I don't want a Starbucks on each corner of my farm, I am looking forward to having more choices about where I can go for my off farm job.  However, as more assistant vice presidents move into my neighborhood the County will make more rules about what can be done.

20 acres with nothing except a cleared lot here recently went for $300,000  on the road about a mile from our house.
