Want to build 28x32 Universal Cottage with Attic Truss, would plans work?

Hello,

I am new to this forum and from what i have read there are alot of amazing projects here and wonderful homes/cottages people have built. it is truly amazing what people can do themselves with some know how and help from others.

My situation is i would like to build a home either 26x34 or 28x34 with the universal cottage plan.  I would like a full basement, main floor, 2nd floor and Attic Trusses.

i have a few questions before i would purchase these plans.

1. I would like a full basement either 4ft concrete and 4ft wall to make 8ft. does the plans allow for this? would the foundation this way support the house? its also cheaper than 8ft concrete. less digging cost and concrete cost.

2. building a larger 26 or 28 rather than 20x34 would there be many foundation changes and load bearing walls needed that wouldn't be listed in the original plans?

would it be better to get custom drawings done rather than purchase the standard universal cottage plans?  i really do like the universal cottage plans but want to make sure its beneficial and i could adjust them to a larger space.

3.  With Attic Trusses can the plan be modified to allow a small stairs to the attic rather than a hatch? i would have to get the truss manufacturer  to adjust the truss design to accommodate this. i dont want to cut trusses after.

I am only building a simple house and wanting to do most of the work myself with the help of a friend who is a builder.  i have build garages before  and other projects, but this will be my first and last home.  i want to make sure these plans would suit my design.

if anyone has any ideas or tips when building a  26x34 or 28x34  universal cottage, it is appreciated, i thank you in advance.

That is a fairly common foundation, I wouldn't expect any problems.

Changing the width of a plan changes joists, rafters and beams, possibly foundation and internal wall layout for load bearing walls. The price is generally right for peanut gallery consultation here.

The truss manufacturer will likely double the trusses on either side of a "skipped" layout, and you field frame in the opening and any needed sheathing framing... headers and a rafter and headers and short joists around the hole. Stack the basement stairs under these and save some room if you can.
