Cost Estimation Spreadsheet

I am new to the neighborhood.
I am planning to build a handfull of cottages in small Georgia college town.
I am trying to get a handle on construction cost & or material cost for a 300-400sf plan including the loft, on block foundation.
Any cost estimating software out there?
Any ballpark figures on cost?
Any manterial list?
I plan to play General Contractor.

In my opinion cost estimating software doesn't work well -- too many variables and regional differences - methods -etc.

I like to use an Excel spreadsheet, then I can modify it as I wish.

Often local builders (who you may be hiring) and local lumber yards (if you still have one  :)) will be the best resource for "on the ground" prices. Then, as Glenn suggests, put this information into an evolving spreadsheet model. With experience and time it gets more and more accurate.

I've seen three cost estimates for the Katrina cottage (http://www.cusatocottages.com/), which is about that size... $70,000, $60,000 and $35,000. That lowest estimate was for the smallest version (308 ft2) and did not include foundation.
