Perc condition

Hey everyone, I've got a question regarding perc tests.  I've been looking at land in my area and some parcels have had a perc test done.  Some perc conventional, some mound.  Often the listing will say "percs for 3 bedroom mound system" or something along those lines.  Is it possible that a parcel like this would perc conventional for a 1 bedroom house?  Or is it generally if it percs for a mound for a 3 bedroom it would most likely need a mound for a 1 bedroom too?  Any insight would be much appreciated.

I would assume a mound system would be required for any size home----best advice is to avoid mounds septic system due to much higher $$ and more uncertain service life of leach field.  If you want to make offer anyway be sure and make it contingent on perc test and seller shoiuld pay for it.
