I am seriously considering purchasing some property that is on a creek. There is a flood plane but it extends only 20' in from the creek our land goes back about 200'. So we could obviously build out of the flood plane but I think we should expect that we will occasionally get some overflow.

I'd like to use a post and pier foundation. No specific question here, just hoping for any comments, simaler experences, words of wisdom etc. I'm meeting with a structural engineer tomorrow but I'm hoping you all might be able to prime by brain a bit for this meeting.

Thanks, M

can't help you with the mechanicals....but I'm near water too and I thought I'd pass on that I have been notiified I'd have to build up my land to 2 feet above flood plain in order to get flood insurance.  I don't want flood insurance, but it I want money from the bank, they'll require it.
I'm using fill to get to that level, then going with slab.
god helps those who help them selves
