Title: Roof Jacks/ Pipe vent flashings

I live in the low desert. I am building 2 hours away in the mountains. Here in the desert all the roofs are flat to 6:12 pitch. Home depot and Lowes both only stock one pitch of roof jack and both tell me that they work on all roofs. I hold the jack up at a 10:12 pitch and show them that the hole points the wrong direction, and ask them how that could work on my 10:12 roof and they just look at me and shrug. They check their computers and tell me that there is nothing else they can order. 

Am I wrong? Are there not roof jacks made for steeper pitched roofs? Or am I supposed to modify the roof jacks they have? Help!!

I assume you are talking about the aluminum flashings with the rubber in the center or the all rubber version. Yes they will work but be careful how you cut your roof out to be sure the pipe can go up straight. If you put the flashings on before the pipe you'll need get over it so you can line up the hole right. It's kinda tricky on a steep pitch. Or use a short piece of pipe to line them up. I always put a bead of silicone around the pipe where the rubber meets.

Sounds to me they have the all metal ones that have a metal cone, wider at the base, that is attached to the flat metal that is secured to the roof. Those do have definite limits as to the pitches they will accommodate. If they can't help you I'd find a roofing supplier that handles a rubber boot type suitable for the steeper pitch.

It's the same around here (high desert); most roofs are flat to 5:12, maybe 6:12 at steepest.

What do you guys think of the rubbere centered flashings in snow areas? I wonder if the rubber would get hard under the snow and freezing conditions and not seal well?

I always used lead flashings with a cast iron vent pipe in the mountains.

Apparently I am lost. When you refer to 'roof jacks" what comes to mind are the support for platforms (2X6") to create a platform for standing.  The vent flashing boots that I use (high snow region with cold) is the complete rubber that has an adjustable cut out to correspond to the size pipe.  I have 10/12 on my roof and there is no problem.  But with the metal roof like my cabin I will have to get the similar configuration but the exception is that it has a aluminum base ring that can be bent to conform to the ridges/valleys if it so happens to hit that area.

Just cut it out a slight bit smaller and then use liquid detergent to assist in slidding over.  Just make sure there are no indentations or dimples and that the flange next to the pipe is up.

My BIL house in Manitoba (cooooold winters; part of why I'm in NM) has the rubber boot type.

While venting through an exterior sidewall or gable endwall may not meet all codes; it can eliminate a lot of problems.
