Title: Problem with a foundation?

I was in my crawlspace this past weekend and noticed something that worries me.  The crawlspace is built with concrete blocks and mortar.  There seemed to be some cracks in the mortar going down the foundation wall.  Kind of like in a step pattern.  The wall is still plumb and it looks solid. The blocks are still solid.

Is it normal for the mortar to show some separation from the block? I cant really remove it.  Just doesn't look solid to me.  No water is leaking in either.   I wish I took a picture to show you guys. >:(

The foundation will be 3 years old in July.

I just get nervous that this could be a problem in the future.  Do I have a reason to call the gentleman who built it for me?

I've seen it lots of times.

Either a compaction problem or earth shift problem.  Seems your house may not have concrete fill and rebar in the foundation -- probably designed and approved that way though --

You could run a string down it to see how far it is going but I doubt it i going to cause major problems.

However -- some people have had giant sinkholes swallow their whole house and I'd probably have thought the same with them...  [crz]

I'd just say check it out -- string or laser or both.

I agree sounds like you have some settleing or heaving going on there. Keep and eye on it and check it as Glenn sugested. Try to find out if the blocks were filled and reinforced, most likely they were, otherwise I'm not sure how would hold your mudsill down without anchor bolts. It would not hurt to give your foundation contractor a call, and ask his opinion.
