That looks pretty neat and very practical. I like it. DH & I are giving strong consideration to the Victoria Cottage, but I will have to show him this one.
I like it, John. Having already purchased the 1.5 story plans, my wife and I have pretty much agreed (that's as far as I can go without a tape recorder) on using the first floor from the 2 story universal cabin with something like what you've drawn for the second floor.
This new floor plan seems to work much better with the 12' studs versus the 10' studs of the plan. Shoot, even 14' would seem to work better as it has closets and a washer/dryer on the outside walls on the second floor. At that point, wouldn't I be better off just building the universal 2 story instead of the 1.5 story?
Does it all still work if I switch to a 3 or 4 foot pony wall using platform framing? Do you call out for different studs in this version? 12'?
