A while back we had a discussion regarding the acquisition of tax lien properties. I just stumbled across this web page that provides some free information that is excellent for anyone looking in that direction. And I speak from experience having successfully used some of these techniques myself. I was pleasantly surprised to see this information published at no cost.

I purchased a course a few years ago which went into some greater depth and was Arizona specific. This site offers for sale state specific manuals for each of the 50 states and wasn't real expensive.

It is easiest if you can deal with the current owner who has no intention of paying the tax. Statistically if you send out 100 letters and snag one property you are about on target. It takes a lot of work. I contacted a church one time who appeared on the list many times. Come to find out the properties had been donated, the church was in Missouri and had no interest what so ever in AZ real estate. They didn't call me, they didn't write me, they faxed me a list. I gave them $40 apiece for 12 of them and $200 for the last one. And I paid the taxes. They were happy, I was happy, the County was happy, everybody was happy. That is waht we call win-win-win. So you never know when you cast your bread upon the waters................

Talk about instant land baron-- great move desdawg.  Nice to hear a great success story. :)
