Hi Anjul, Welcome.

What general area are you looking in.

Note that there has been a porn poster getting on here even changing my name and using it since he is mad at me for removing him -- if he comes back please ignore him until we get rid of him again.  Thanks

Thanks for the heads up about the nastiness.

I am looking in TN right now, with no limits on anything I find agreeable to my tastes..... I like hills, lots of trees, streams/creeks, lakes...... the possibilities are endless.

Don't rule out any other places.  You just gotta play the game to get what you want where you want it.  ;)

Don't really know "how to play the game"...... but I'll learn, I'm sure.

Like any game if you know the rules (in this case the codes), you can build almost anything you want without any trouble.  You also can bend the rules or break them all together if you know what all of them are.  There's things you can get away with and things you can't.

In NYS (where I live) building a loft area is pretty much not gonna happen with a ladder for access.  If it's ;iving area in NY it requires code stairs.  So you have to build with that area not being part of the livable area at construction and occupancy approval stage.  After you live their, it's built and you can make it usable.  They'll never know it's being used as living space unless you tell them or go to sell and the property inspector cares about it.

Wow.  Seems there is a lot to learn.  That's okay though.  Time I got! ;D
