Title: Newbie from NC building in SC

Hello all, We're in the process of purchasing a .98 acre lot on a small (184 acre) lake in SC, and I've just ordered the 1.5 story 20 x 30 cottage plans (P010-A).
I had been drawing up my own plans, but this design and floor plan simply fit our needs to a "T".
We will likely extend the build to 34', and add dual shed roof dormers for more room and an upstairs bath.

The circumstances concerning our purchase of the property will likely delay closing by 30-90 days (an estate thing), but we are very excited
about starting this build!
We plan to build the cottage ourselves, at least 90% of it anyway. Fortunately, the lot has county water an an existing septic system that has passed
inspection.
The lot also has 200' of lakefront, a boat ramp, and a dock that needs to be replaced. It's mostly wooded, with no restrictions or HOA fees, and a gentle slope
dropping 30' in 325' towards the water....perfect setup for our grandchildren to enjoy!
We've been looking for a lot like this for years, and this one popped up at a price that is no greater than what it would cost us to install the septic system, water connection,
and boat ramp! Good things come to those who wait I suppose...LOL!
Since this address will make us "dual Carolinian's", and it has a boat ramp, we have named it "TarMetto Landing" (Tarheel<NC>/Palmetto<SC).
From what I can gather, the lake is known for 6-10lb bass and catfish, due to the large population of threadfin shad, and apparently we can kayak
8-10 miles upriver from the lake.....big plus as we are avid kayakers!

Sounds like a great place! We're building in upstate SC, about 7 miles from the NC border. Do you suppose if I built a vacation home in NC, I could call it Palmheel? Looking forward to watching your build!
