Title: Plan critique

I am building a 1 1/2 story 20x34 with a full basement.  I have made the main floor a kitchen and living space.  I put in a set of code stairs and plan a loft over the kitchen area that is accessed via a set of Jefferson stairs.  The remainder will be a cathedral ceiling.  The main floor is very similar to John's universal 2 story.  The walk out basement floor is my own design.  2 bedrooms with a center gathering room with access to one of the bathrooms.  Plan to put the stacked w/d under the stairs and access it from the bathroom.  Added a large storage closet in the center.  The Master has a large walk in.  I am going with a mini-split unit so I don't have to worry about a mechanical room.  The hot water heater will be on the main floor in the bathroom.  Any comments or recommendations?

Interesting layout that should work well.

You will want to check on your framing options for the cathedral ceiling. You may want to have a ridge beam at the peak or use some kind of truss.

May want to add a little more closet space on the kitchen/living room floor.  Seems you can never have too much closet space. 

Nicely laid out to build in stages; do first floor and lower level first....finish loft when you can or do first floor and loft, then finish lower level later.  Good options.
