Cold Climate Slab on grade with stem wall above grade

Saw this pic on fine homebuilding.. kind of funny, again I see a garage being done similarly to how I want to do my house.

I got my building permit and will be doing my foundation like this, using CMUs for the wall.

I do have a practical question though.. I want the the inside edge of my 2x6 walls to be flush with the 8" wide (actually 7 5/8") CMUs. This means that my 20x34 house actually needs the CMU walls to be 20' 4.25" x 34' 4.25" outside dimension.

How much trouble is this going to be? I think It looks like I will need 1/4 block on the short wall, and 3/4 block on the long wall to make everything line up right.

Maybe the smart thing to do is use 20x34 outside dimension, then once to the slab, use 6" CMU for the above grade stemwall. I think the only change would be that for IRC code I would fill both courses of 6" CMU, instead of just the top course of 8" CMU.
