My wife and I decided that we wanted to build our own primary residence in our goal to become completely debt free. After plenty of searching we decided on the 20 x 30 1.5 story plan. We purchased property just outside the city limits that has all utilities available which will help the build in terms of simplicity. Our goal is to be completed by the 1st of April 2015. The county has so far been very pleasant to deal with in terms of permits as well as offering advice. A few modifications to the plans had to be made to comply with local codes and snow loads here. I will update as we go along. Enjoy

best of luck to you guys.. it is good to hear that your dealings with the permitting folks have been favorable... looking forward to hearing about your experience and to seeing lots of pics! jt
Looking forward to following your adventure.
Can't wait to see how it goes. Keep us up to date. Our goal is also debt elmination. We are building a two story with cash.

So its been a productive week. Between working normal days at my job I found myself working on the property before work , after work and 13 hours a day Saturday and Sunday. I was able to get to lot grading done, the house laid out and the footings dug ready to be inspected on Wednesday. We encountered rocks, solid rock ledges on the last 20ft section of the footer. That involved a lot of jackhammer work and hand digging out the crumbs.

Hey this is important - YOU GOT ROCKS!!! :D well just in case you did not notice.....
Looks good ...... One thing about it with those rocks your footing and foundation is not going anywhere.... If they stay put so will the house. Keep on posting .....
I agree that the foundation will be much stronger and that is worth the extra work to me.
Matt
We have accomplished a lot this past week. The footings are in and the stem wall is up. My original estimates called for 4 yards of concrete. That was not accurate once we were ready to pour. It ended up being around 7.5 yards averaging 20 inches wide and 12-14 inches deep. The block work came in around 580 blocks since I am building on a hillside.

Nice looking foundation!
Are you doing the drive yourself or is that a contractor? Just curious... I'd like to have a tractor like that or maybe a skidsteer.
I have done all the digging myself. The driveway, grading and footings. With all the hours I have put in with my backhoe it was cheaper to buy my own than pay for someone else to do it for me.
About a week before I started this project I came across this backhoe and got it for a great deal. Best investment yet.
This week I managed to spin a rod bearing on the backhoe. It has served a good purpose and I sold it this morning. Not quite finished with moving earth but we will find a way. I got the insulation on the inside of the stem wall per code and got it back filled and compacted ready for plumbing on Monday. We have decided to go with a stained concrete floor for the finish floor. The plan is to have the floor pored in 1 week.

and there I was thinking thats going to be quite a nice large basement for running pipes etc...........and now you've filled it with earth ?
I have a similar depth basement, 4-5 ft deep, it will house the furnace- in already- water pump and some holding tanks for the house
TV distributing and network distribution etc etc , all in the house but safely away from the usable space.
Me too, would have been a breeze to plumb but also noticed no access opening. Good luck with build!
Bummer about the hoe. Been real handy to have around in the winter time.
BTW you build is lookin' good!!
We decided to have a stained concrete floor for the finish floor. I have always liked that look. There was a good amount of room in there and I second guessed it once I had the block finished, but I am sticking with the original plan. The original plan called for a shorter block wall. But with running into the rock ledge at the front of the footer I had to go a few courses higher to be able to slope the grade away from the house. The plumbing goes in today for inspection on Wednesday, ready to pour this week. Framing starts in 7 days.
@UK4X4
I like that idea that you have all that under the house. It took a bit of head scratching for us to figure out where to put those things without taking up usable space but I didn't want to give up the concrete floor.
probably a dumm question but why the insulation then ? if its all being buried in dirt
I could see insulation under the poured floor being usefull, and I guess at the lower end where the backfill won't cover the walls
is that the reason ?
The insulation threw me off too. It's code up here to insulate the Inside of the stem wall with 2" foam before back filling . Its supposed to be for new energy efficency.
The foam will also go two feet in around the perimeter under the slab

I'm not trying to be the safety police. Really I'm not. I let my kids ride in the bucket of the tractor and all sorts of other stuff, but that picture freaks me out! It looks like that wall to the left could have come down on her at any point. If it would have come down when she was leaning over to grab some dirt, it could have been really bad.
Good outside help is hard to find. Please be careful.
I appreciate the concern. The reality is she wanted to get in and so I put her there snapped a pic and took her out. She does love the dirt

Assuming the plumbing inspection goes as planned this morning the slab should be in by Saturday as planned.

The plumbing inspection passed this morning and the afternoon got everything back filled and compacted for the final under slab inspection. We are hoping to pour tomorrow afternoon. My family is coming from out of state on Sunday to begin the 7 day framing / dry in with me.

The county wanted the interior wall to be a bearing wall for the full loft upstairs and how I modified the loft floor framing plan
Looking good Matthew.
I don't recall seeing it mentioned but are you grid power connected?
We are connected to the grid. The power should be installed after next week once the framing is done. We have a generator for construction

We got the third wall up today and we are happy with how its going together. I found out how heavy a 12ft wall is. That was fun. We have installed (4) 6x4 posts in the framing to rest the 6"x12"x20' beams the go over the living area for the second floor to sit on.

Looks great! Love those beams. Moving that fast has got to feel good.
Thanks for the comment. We have made good progress. My family left for home yesterday so the rest of this house is going to be done by myself over the winter. The beams are one of my favorite things we added.

Nice! Do you mind if I ask what those nice roof trusses cost?
The trusses were $2700 delivered 12/12 pitch. Not very fun to work on top of though. I do have around 13 feet to the peak inside the loft. Which is why I choose that route
First house I built was 12/12 pitch. That roof work slowed me WAY down.
Good job on the build. You are moving fast.
I am hoping for an inspection on Monday to get the roof and wall nailing inspected so I can get it weather proof. Came in this morning to a wet floor again. We need to finish the facia, roof and wall sheeting and dormers. Then all the interior work this winter begins

Not quite ready for the inspection so I will push it off until Wednesday. A lot of little stuff still need finished. Luckily this week is supposed to stay dry
Looks great! I can't wait to get to that point.
Thanks, it's been a real challenge to get to this point. I was just concerned about the winter this year being bad and starting early
WOW! great progress!

Very impressive. You are getting lots done. Fun to watch. Thanks!
Thanks for watching the build. Its been fun to build as well. Being that this is the first place I have built.
Nice block work!

Today I got the front of the house finished as well as one dormer. Tomorrow I am hoping to finish the 4 remaining upstairs windows and wrapping the dormers. Hopefully this week I will have the shingles on and getting ready for the siding to go on.
(https://i1380.photobucket.com/albums/ah178/customtint/Mobile%20Uploads/IMG_20141014_070341068_HDR_zps45fa9835.jpg) (https://s1380.photobucket.com/user/customtint/media/Mobile%20Uploads/IMG_20141014_070341068_HDR_zps45fa9835.jpg.html)
This has been my least favorite part of this project but we are finally completely dry. Today the electric gets started and the plumbing gets finished. Inspection for the window flashing tomorrow then siding starts Saturday. Each part has been a learning experience so far and a lot of common sense. I used a woven house wrap and I am not very impressed. If I did it again I would use tyvek instead

We have a problem. In order to meet code this is how the stairs lay out. I have tried may different ways and it just does not seem to fit. Stairs here have to be 36" wide 7 3/4" max rise and 10" min run. And winders in the landing have to have a 6" minimum on the corners . I cannot raise the landing because of the clearance between the beam and the second stair.
Does it work the way you have it in the picture? I don't like a winder step either but sometimes that is what you have to do.
It does not work this way because of the hallway
I see.
Ok, yeah, thats a problem. The room to the right of the hall way opening, can you knock a corner off that room?
I have thought of that if I can find a place to re locate the refrigerator. I will need to cut that wall back 3 feet into the kitchen.
How much longer before you get winter in Flagstaff?
We got some snow today in the mountains above Boise....
BTW Looking outstanding - Are you on this pretty much all the time or you have day job?
Winter will be here mid November and all I care about is the siding before that. I work a full time day job so it's nights and weekends for the build. I put in every daylight hour when I am not at work.
So pretty much there when not at work.... Know the feeling. We did that on a couple remodels. The current build is after I had retired and it seems 24 X 7 we are there. Don't know how to act after it finals.
That's exactly it. I still have energy now but it's been a long couple of weeks. Well worth it though. I will take a day off once the siding is on and then start the interior which I am looking forward to. There is something to be said about working alone with a blank canvas.
Spiral Staircase.
Spiral stairs have to have 26" treads requiring a 5'2" opening. I only have 50" between beams unfortunately.
We used a spiral staircase in our 1-1/2 story cabin, this wouldn't work for you?
https://i983.photobucket.com/albums/ae320/mogie01/Our%20up-north%20dream%20cabin/IMG_0571_zps4281eb47.jpg (https://i983.photobucket.com/albums/ae320/mogie01/Our%20up-north%20dream%20cabin/IMG_0571_zps4281eb47.jpg)
They wont because I have 6x12 beams that do not have enough clearance to fit the spiral between. I have an idea that I am going to talk to the county about that might work
While I was working this week I had the water and sewer lines connected to the street. I lost my entire yard and driveway in the process which made it fun on Saturday jumping over trenches to work on the siding.

Over the weekend I was able to get the siding started as well as the front door installed. I am hoping this weekend to finish at least the 2 sides I started. I am waiting for the electric panel to be installed on Monday before I can start the other side.

You may have thought of this already, but how about moving the door over and then making a space under the stairs for the fridge?
That is something that I have thought about and it might be what happens. As soon as the siding is done I am going to focus on the stairs. The fridge would fit under the stairs with a little re design.

Siding is all complete and the shingles are delivered ready to go on this week. I have also had the water and sewer connected to the street ready for some final grading out front. The electric panel has also been installed and the house gets wired up in a week or so.

Tried a series of winders and just couldn't make it work. Moving the hallway over would take out too much kitchen and make for an awkward hallway.
(https://i1380.photobucket.com/albums/ah178/customtint/Mobile%20Uploads/IMG_20141116_154219046_HDR_zps071a059f.jpg) (https://s1380.photobucket.com/user/customtint/media/Mobile%20Uploads/IMG_20141116_154219046_HDR_zps071a059f.jpg.html)
What it looks like I will have to do is cut the beam back 36" (Against my wishes) where the stairs will need to come through to make them work and post down from the new beam end to the floor.
Is the floor thick enough to handle the post? I would make that post as big as possible so the surface area is large as possible. Spread that load OUT!
No the floor is only 4" thick. I have to cut a nice perfect square twice the size of the post and dig out 24" of dirt and fill with concrete. New footing for it.
I just went to the county his morning and it looks like I have to cut a 20" x 20" hole and fill it 12" deep for the new post footing. It should be fairly simple
Are just ending that central beam to a post ?
You could probably add, or reuse the piece to go from the beam above the wall, to the next beam -with the cut beam T'd to the new piece
Yes the beam will now end at the post 36" from the wall. There will be a 4x12" header from the post end to the next beam for lateral support as well as a 4x 12 header at the top of the stairs from the beam to the bearing wall. I'm not quite sure I follow what you were saying about using the cut piece?

Does your house have a full floor instead of a loft?
Yes it has a full floor upstairs. The only opening is for the stairs
I got the new post base in and concrete poured for the footing

thanks

These last couple weeks have been really busy. I head put after work every night to finish misc framing , drywall nailers finished the upstairs bedroom walls and pony wall around the stairs, wired for cable/cat5/ and surround sound in the walls. I passed all my rough trade inspections yesterday and the insulation will be done on Monday ready for drywall.

It takes every minute I have working to get this far. I feel like I am running out of time as my current lease ends in about 45 days. I think we will make the timeframe however.

Nice stair rail.
Thanks.. It has turned out well so far. We have not decided on whether to keep it bright metal or paint it black to match our header hangers
I might go for the paint. Or chrome it... ;D :-\

I finished the concrete floor last night and I am happy with how it turned out. It took 3 gallons of acid stain and about 2.5 gallons of a medium gloss sealer
I guess you havent polished finished your work tops yet ?
I'm looking at doing something similar but really only seen the moulded ones mostly on youtube
Correct. I am letting the tops dry before I sand and finish them. Hopefully next week they will be done. Once sealed they can dry anymore.
That is some crazy dark stain on that concrete. Is that cola? How long did you leave it on before you started scrubbing and rinsing?
Don't get me wrong! I like it! Just haven't seen floors that dark before.
The stain is called ebony. I wanted a really dark floor and it turned out just as I thought. I wanted to offset the light wood and cabinets as well as the light wall colors. I sprayed it on and almost immediately it was this dark. It was one coat of stain. I neutralized the acid the following morning and machine scrubbed the film off . Then I hand sponged it and sealed it Sunday.

We put up a new shed (12 x 16) And got most of the grading done. Working on the final trim inside and I will post the interior pictures once complete We have been living here a few weeks now and could not be happier. It has come together great so far.
Nope, I'm in Phoenix. I've been looking to move to Flagstaff, and have been pricing out property. Your photos remind me how much work it is to build, but it sure is fulfilling. Btw, nice work!

Yes. I am currently drawing a front porch with roof as well as a deck for the back. I planned ahead and framed for a door off the rear bedroom. For the front I am in debate about running a ledger board an sloping a flat roof out or keeping with the same roof as the house

Thx. Property prices here continue to rise every day. They have gone up 23% since I bought mine. It's is a lot of work but well worth it when it's done. WHen looking at property here keep in mind that if you have to go septic, they require alternative systems with all the clay here and they get expensive. That's why I wanted all utilities
All looks great. I like the light cabinets between the dark floor and counters. Are you keeping them natural? BTW like the stair solution gives me an idea for my 1.5 I'm planning.
Matt, did you do the excavation on your own, or hire out?
I ask because, I've gotten feedback that digging/rock removal is one of the most expensive portions. One of my friends was given an estimate of $70k for digging the footers, utility trench, septic & drain fields. That number possibly included $15 for advance septic equipment. Even if I take $15 from $70, $55k is still a whopping number for excavation. But, I'm hearing this rather consistently... so I'm believing it.

Holy Cow!!!!! If you guys are having to pay that much!!! [shocked] I might just have to buy a hoe and come down there for a few months.
I don't think I have $25K in all my excavation.... Septic tank - septic infiltrators - and permit - culverts (found them used off a state road project and they were salvaged) - excluded. But that would include the roads - (decomposed granite for road was on site) but would include haulage. Would include shop and house and a cellar and two RV pads and trenching for water, power and sewer. However it digging is real easy going over here where we put everything. We would be in the lava flows if we went 100 ft west.

That does sound like a lot. I wonder (if you had the time and patience to do so) if it would be more beneficial to purchase a used excavator, do all the work yourself, then sell it at the end for near what you paid? You can also look at a smaller unit, or one of those tow hoe's... might be a tad small for the amount of work you need to do though.
Ask for other estimates and find out what is driving the high costs (blasting?). Talk to smaller crew builders and see what alternatives are being found.
Hi Rick, how much would your $25k change if you were on the lava flow? The area my friend is in, has lava flow 2-3 ft below the surface. Apparently, that's what drove up the cost estimates.

Funny the local excavator stopped by today as I am trying to get him back over here and do the fine grading here around the house and redo a road or two. I ran this post by him... He says highballing bids by excavating contractors is often a real problem. They often bid job at worst case scenarios then end up in heavy clay or pumice rather than rock. Their three days of hacking rocks with a rental rock breaker turns into a day and no rentals. But he bid $______ and that was agreed to. Do not look for him to rebate.
He says that is one reason he often will not bid a job. Me as long as I have know him it is just so much an hour for the dozer or so much for the excavator or backhoe. I have worked with him for several years on jobs off and on. I will give him a hand and he will work you in to the ground. Like he says he would rather just hire himself and his machinery at so much an hour. He is reluctant to do so even on road jobs like for the county and he hires out his excavator quite a bit up here. So you guys might look for some one that will work like him.....
Mathew.
My roof trusses are very much like yours. Parallel cord truss but mine are only a 5/12 pitch. I am having a hard time figuring out what kind of permanent blocking I need to use. The truss heel at the top plate well be blocked off course along with some venting but what else did you do ? Did you block between joists at the ridge? Any diagonals between trusses?
Hi, MP.
I'm down the hill from you in Wilhoit. Just south of Prescott.
Could you use the plan's as they came from CountryPlan's ? I read you needed to change some things to meet code. Did you need to go to a Architect for the changes ?
Also who did you use for the foundation plan ?
I'm getting close to needing to go to the County (Yavapai ) for permitting and would like to have my duck's in a row.
Thanks for the input ! Randy

I did the land clearing/ grading and footings myself with my backhoe. The Rock was bad and I just scratched through it as I went. I had my yard lines for water and sewer run with an excavator. I dug up more rock than I expected but have since used every single rock in my landscape. (Pictures to follow). That price seems really high. I have less than that in my whole build.

I had to make some changes to the plans. Nothing major however. Just added the roof truss drawings and changed the foundation plan. All of the changes made to the plans I did myself with a ruler and a pen. I had no architect or engineers for any of it. Added electric outlets in the loft, stair plans (that one was a bummer) and I had to change the interior wall to a bearing wall for some reason. I can send you some pictures if you need

I just did the blocking at the heels with venting and two continuous lateral braces on either side of the roof. I did not block the ridge.
Hi Matt, how do you like living on the concrete floor? I'm really thinking about doing a foundation like yours.
Great job on the build.
Regarding "living on a concrete floor". Our home is on a concrete slab and we've lived on it since '85. No real complaints. We have ended up with tile almost everywhere and that was made simpler going down on concrete. We like slab floors.

I love to hear that. It seems like such a no-nonsense flooring system. Just hose it down ;) It's also cost saving without compromising structure.

Living on the bare stained concrete floor didn't last. We put hardwood down almost immediately. It was cold and never felt clean no matter what we did.

I don't know if it was the sealer or the fact they the floor was so dark. But it just felt unfinished and didn't work for me.
