Title: New build 24x36 plus 6x11 utility room

Hello all I started a small house build 930 total square feet. I joined this forum a long time ago (At least 6 or 7 years) but I forgot my username. I even at one point bought the 20x30 single story plan but nothing ever came of it. But now I do build small homes as a one man show (business) and figured I would join back again to the place where the building seeds came from.

This forum got me started so to speak to where I am now. So I am going to show you my progress and tell you pricing of everything which people seldom do.

I like it. Got a bit of "dogtrot" vibe to it. Might want to consider flipping the right side of the house to shorten up your plumbing runs though.

Thx, I,m trying to keep things simple so its not an expensive project. The plumbing wasnt bad as for the price of it ($4500) out the door price.

The plan was my own design, so I'm glad you like it. I do have a youtube chennel where I document all the progress, I just released my third episode this morning (New channel) I'm gonna cover ALL the steps and share prices on what I pay.

Yes a tiny from porch just for aesthetic/curb appeal. As for rendering the software I use it looks like .....well it doesnt look good lol. But if you really wanna see it I can make it happen just keep that in mind, I'll do it later tonight.

That was one day of work  (Mostly planning and light framing) The second day that's where real progress took place, I'll post that in a couple of days.

Old version of "home designer chief architect" and reason I use the older version is that I like the simplicity of it. It's not pretty but it works lol and I've built many homes using that software. I just literally posted a tiny house cabin on twitter (16 by 20) 320 square feet that I made using the software. Thx for the comment on my project.

This is one of my favorite parts of construction. You get to this point and you are on your way. Budget looks good I should be able to knock this out for under 100k.

I have another update on the house. It's the third day of framing so about 24 hours of framing the house and this is where I am at. Next update will be the trusses going up, they were $2400 a 5/12 pitch a mix of scissor trusses, common and gable. Take a look..

nice build

the 24 x 36 reminds me so much of my Dad, he onlybuilt in numbers divisable by 4,  and our third 'camp' was 24 x 36

a single 36 foot wall down the middle, with 3 equal size bedrooms and a 5 foot wide bath  on one side

the other side was one rome kit, dine, live,

total cost in 1963 was 900 dollars, it still stands.

$900 bucks wow. Your father was a smart man anything divisable by 4 is less work cutting/fitting since most materials come in those lengths. That is what I try to do as well, you talk to these old timers and they have some much real world knowledge its amazing. The book smart people are a different breed.

I think 24 x 36 is plenty big for 1 or 2 people maybe even a kid. Low utilities taxes less cleaning whats not to love.

Good Morning,

I have an update on my build for you. Created a tiny porch for some curb appeal also windows went in $1200, and got a gutter quote for $863. I took some notes from our member Mike 870 and stuck some music into the video, Mike if you read this tell me what you think.

Thx Mike, I just uploaded a new episode. In this one I show the price of the roof(labor included) and also siding material prices. Mike, I also shortened the episode so it's easier to watch. (learning from you)

I climbed the roof on this episode lol, I use to climb everything when I was a kid, so that was fun. My neighbor thought I was crazy, she wasn't wrong lol.

What kind of windows are those? I've never seen that window trim detail with Hardie board before.

Reliabilt series 150

Basic window nothing fancy, you can get them at Lowes and bunch other places.

wish you would have had some pics of rough plumbing before pouring pad,are you sewer or septic,dont see any vents coming through roof.house looking good,very practical

Willy I can do better then pictures  c*  long boring episode but you get a lot of good viewing angles of the sewer system.

Vents are coming up in a few videos, as well as the plumbers update. I'm documenting this build step by step and showing how much it takes to actually build a house. Also I am on city sewer, this lot was very small septic would have been almost impossible.

I like this main level floor plan, but need just a little more room - can this be built like the 20x30 1.5 with a loft on the second floor?  Keep everything on the bottom as is but push another level up vertically?

It can, I actually thought about doing that in the future some time.

There would be 2 options, since the space is limited and every inch accounted for they would be.

1. Add a spiral staricase in the middle to access the top and a bridge going from one side to the other( I love the bridge idea )
2. Strech the floor plan by 4 feet to 24*40 and put in regular stairs.

I like my crazy bridge idea lol, glad you like the plan just wait till you see the inside, in couple more episodes.

Hello all, More siding going up. One gable is done the other one is getting started, also poured two concrete pads for the entrance and the back. Bolts are in so the house is secured down, some insulation got installed behind the tub.

Plumbing got vented.
Siding is done.
Plumber started doing his thing.

Got a very small update. I painted the house inside and out. The outside took 2 gallons and a quart plus a quart of white trim paint. The inside took 8 gallons. The insane thing is that means that I painted the outside for about $88 dollars and the inside for about $240.
That's what happens when you do things the old fashioned way, since I painted with a brush on the outside and a roller on the inside.

Take a look at what's going on at the house. Some digging was done sewer is connected, had to wait for the power company.
Now the house is taking shape and the cabin style is starting to show a little bit.

And to think this Forum was responsible for me getting into this business. Thank you for all the mods and the members who helped me when I was on here many years ago. Now I build affordable housing for people and I love it.

Small cabin is next by the way, I'm closing on land next week and here we go again!!!  :)

It came out really nice.  I can tell it's more than a job or paycheck which is nice.  I'd definitely hire you to GC a build for me if I didn't do that stuff myself!

Sounds like you been there huh?  ;D I just got back from a meeting, my grading guy says hes booked to year 2147 he said he'll see when I can get squeezed in. I'm about to submit my permit paperwork for a 16by28 cabin, 1 Bedroom 1 bath on one level.

Honestly one of the first things I noticed in your videos was how things were green VERY late into the year. Green with envy, I am.

I really enjoy gardening and like looking at climates around the world. The southern Appalachians seems prime to me. There is actually a small area that has the same Koppen Classification as England.

I just got back in from tapping our maple trees, a lot of winter left to go up here.

So far here it hasn't snowed once. This winter has been warm, but when it starts raining it can rain everyday for a week easy. But I dont mind it too much, just sucks when you want to build something.
As I am typing this you just gave me an idea, I need to start putting more nature and scenery into my shots. The appalachians are something else in the summer so much green everywhere it's awesome to look at, a lot better then the concrete jungle I lived in before.

Weather can be quite strange, especially with different elevations.  My cabin lays in a kind of micro-climate it seems.  I live about 1h15 drive from the cabin (across the Canada/USA border).  At home we've been hit with 16" snowfalls in one day, must be about 4' deep in places.  Went to the cabin last weekend to take some measurements for the stove, roof was bare, field had the ends of the grass peeking through.  Such a difference in so little distance, but I am up in the mountains a bit (maybe 3800 ft) compared to home which is maybe at 160 feet above sea level.

Adam interesting you say that here where I live I can drive on one side of the mountain and it rains I cross the mountain and no rain. That happens all the time here. Gotta move nature
