Just like many of you, we spent many hours reading through these forums before we bit the bullet and decided on a house plan and broke ground! We have a 40 acre certified Organic farm in NE Washington State that we have been building up to be a small dairy. My husband, Stacy, is retiring as a Chief Boatswains Mate from the U.S. Coast Guard in 2019, and our goal has been to have our infrastructure complete by then. Our farm website is: http://www.bluecreekdairy.com

We knew we wanted to build our own house to save money, for craftsmanship, and out of a sense of pride. Stacy also has great stories of his grandfather building two houses and a lake cabin. We already built a pole barn in 2015, and I completed a Historical Preservation certificate that included a lot of hands-on construction experience as well as classroom time in building codes, construction math, etc. We looked at the plans on this site and the projects posted by others, but ultimately designed our own house based upon our needs.

The 24 X 36 structure uses advanced framing 2' O.C. with 2x6 studs and 2x10 joists and rafters with a 2x12 ridge board. The walls are 5/8" plywood sheathing with metal siding and the 9/12 roof is 3/4" plywood sheathing with metal roofing panels. We use metal because we are concerned about wildfires in our area. We decided on a rubble trench foundation with a vented crawl space. Our design aesthetic is a classic farmhouse with decorative elements like glass globe lightning rods and gingerbread barge rafters.

We started May 2017 and are working on the interior now. I meant to post earlier, so here are all our video updates to this point:

BUILDING FARMHOUSE #1: INTRODUCTION
https://youtu.be/WbBkQUasxIg
Our intro video describes our project and shows our plans.

BUILDING FARMHOUSE #2: RUBBLE TRENCH FOUNDATION
https://youtu.be/KQNzbIlsJlw
We broke ground in May 2017 and finished the foundation in late June. I hate working concrete!

BUILDING FARMHOUSE #3: 1ST FLOOR FRAMING
https://youtu.be/N_9wn6dAriw
Framing the first floor went quick! Wall jacks worked great! Love our nail guns!

BUILDING FARMHOUSE #4: 2ND FLOOR & ROOF FRAMING
https://youtu.be/JyvvR6iGy1M
Rafters were a little tricky, but went up quickly once we figured them out. This July was hot!

BUILDING FARMHOUSE #5: METAL ROOF PART 1
https://youtu.be/BUU4-JFMkcA
Used strapping under the metal ag panels on the 9/12 roof. Working on the roof is tricky!

BUILDING FARMHOUSE #6: METAL ROOF PART 2
https://youtu.be/3WbLUt9WBfI
Rented a man-lift to safely finish the roof including the lightning rod system.

INSTALLING LIGHTNING ROD SYSTEM
https://youtu.be/l-j4eM7yO9Y
This is a stand alone video just about the lightning rod system.

BUILDING FARMHOUSE #7: PORCH, WINDOWS, STAIRS!
https://youtu.be/W-IwC86f92s
It really starts to look like a house with windows and the front porch on!

BUILDING FARMHOUSE #8: SIDING, DOORS, PORCH ROOF
https://youtu.be/VrzcUqKOnYk
Metal siding went up fast and made a huge change in the exterior of the house! Plus, no painting!

BUILDING FARMHOUSE #9: ELECTRICAL SERVICE & INTERIOR FRAMING
https://youtu.be/oLLKq3rnjUU
Finally...no more electrical cord through a window! Also nice to see the space take shape with walls.

BUILDING FARMHOUSE #10: SPRAY FOAM, ELECTRICAL ROUGH IN, SHOWER, FINAL WALLS
https://youtu.be/lzuJN5GL5jA
Excited to get spray foam in the roof, start electrical, set the shower and finish framing walls!

BUILDING FARMHOUSE #11: ELECTRICAL ROUGH-IN
https://youtu.be/Ezwmnb7Sz4E
Finished the electrical rough-in for inspection just in time for Christmas!

I know this was a ridiculously long post, but needed to get this posted so I could do the shorter updates now. I'll try to post here as soon as we get the next stages done, but you can also check out our YouTube channel https://www.youtube.com/user/vnthomas16. Also, the videos on the YouTube page will have some more descriptions and links to for things we used like the wall jacks or other info.

Merry Christmas!

Thanks for sharing!  Gives a real feel for a DIY house building.  Love your attention to detail.

WaMoo

Thanks! Videos can be more engaging. I know it would have been more helpful to post photos during the stages with minute details, but time got away from us! We are now getting ready to install the supply plumbing and today get to figure out PEX! Joy!

Rys

Thank you for sharing! Love seeing the process start to end.  [cool]

So I watched the videos and everything looks good.  The only thing I would have done was to put rigid foam between your roof purlins.  It is an easy way to add insulation to your roof.

Also, I wanted to ask, I'm about to be in the market for a paint sprayer and yours looked like it did a good job.  What kind do you have?

thanks
Austin

Where did the videos go?  I haven't got to watch the latest update yet  ???

It would appear something has gone awry with the host change, is my guess. Something about the introduction of the SSL (https)

For now I see a work around. The links to the videos are still there; but not visible and so not working.

Go to the message that should have a video link... lots of white space. Click on the "Quote" icon, at the upper right of the message.

A compose field will open with the complete quoted message. The video url will be there, something like this....

...url=https://youtu.be/hemho7bNfhw_https://youtu.be/hemho7bNfhw[/url

I have modded it slightly in order to make it show here. Note that there are two halves to it. There are two portions that begin with https:

COPY ONE of the https: strings, nothing more. Do NOT copy the letters "url", Do NOT copy any "=" or any "_" or "[" or "]"

PASTE that into a new tab, or depending on your browser you may be able to highlight the needed section,  right click and select Go To...

After copying links and viewing the video close that quote field that was opened. Do NOT save it. Thanks.

Messy but it is a temporary work around.

Sigh... the trials of server changes.
Just because something has been done and has not failed, doesn't mean it is good design.

An excellent description.  Works well
As a new member, I was looking through the post and was frustrated as to where the video was until I got to the last post.

Your description is spot on thank you very much

Thanks for figuring out that workaround Don. Too bad I didn't pay more attention...WaMoo had the link to her channel posted already. ;)

Austin, good thought on the foam, but for the roof we wanted the air space between the metal and the roof deck for ventilation to help with heat in the summer and to evaporate any moisture that might get under there. Plus, Stacy definitely needed the purlins as toeholds!

The paint sprayer is a Graco Magnum LTS15 airless from Lowes which is exactly the same as the Graco Magnum X5 airless from Home Depot but it was less expensive at Lowes the day we went to buy one, so you can see why we ended up with the LTS15. It is a good basic homeowner level airless sprayer. It does have some limitations. Make sure you look at tip sizes to make sure it is compatible with what type of product you want to spray. Also, like most sprayers you are going to use more paint than you think, and so it definitely picks up paint better from a 5 gallon bucket. Reserve it for large projects (or group projects together) because it is very tedious and time consuming to clean...but worth it for large projects.

Been busy working on the house...of course! Just got back and saw the messages with the broken links and the questions.  Sorry for the delay! But, don't fret! Here is our next update on putting in the rock wool insulation! I really like this stuff! I used fiberglass before and the rigidity and friction-fit of the rock wool is way better!  Almost ready for drywall! Yay!

Really enjoyed the videos and looking forward to seeing more.  Any chance you could post a few pictures though?  I'd be especially interested in seeing the floor plan you're working on.  We kinda get an idea from the videos, but it would be great to see a drawing!

Keep up the great work!

That makes perfect sense! I'm still new at this, but I think these links to the drawings in dropbox will work:

Thanks! Gives better perspective of your build.

Well, we are finally ready for drywall and have decided to hire that process out! They should do that in about a week. Here is a video of what we did to get ready for drywall including roughing in a land phone line, finishing insulating, leveling walls/ceiling, and putting down paper. I also have an update on our spray foam situation!

WaMoo

FINALLY got the drywall up! A few weeks late (isn't that how things go in construction?), but so glad to have it done. Also painted using our airless sprayer and that worked great!

Nice video.  The drywall looks good.  I'm normally a DIY guy (obviously....since I'm on this forum) but I HATE drywall work and it can take a REALLY long time if you are proficient.

The first time I was watching the video I thought you were mixing water with your paint.  Then I realized that he was getting the paint gun cleaned up and ready to spray!

Yes! Our thoughts too. We are still so glad we contracted the drywall. Plus, with Stacy's Coast Guard schedule, it wasn't possible to do it ourselves and get the house mostly done before getting our calves at the end of April! Thanks!
