Post by: PEG688 on June 06, 2006, 10:57:15 PM
This isn't so bad , soffit below door bay,

Door jamb , 2nd floor un covered deck,

Not a good photo but that's the ladder on the deck below  :o

Path / walkway all the stuff must go up and down on , steeper than it look's .

Who needs a stinkin stair master ;D

Joist and beams in soffit from below  :o

Many issue's here , door jambs rotted, under door flashing to small , corners not flashed , typar not wrapped at corners.

Radiant floor heat in lightwieght concrete, 3/4 T&G maple floors .

Very hard repair   >:(  Oh well it's a livin , might kill me but in the mean time it puts beans on the table .

Flash it , wrap it , keep it painted , Jambsills , etc.

:-[ Wow....that is scary.  My weekness is flashing.  I put bays in my house, even extending the floor out.(3 so far, I love them).   I suck at bending and flashing....and of course I have a leak on one I can't find.  That was a previous install of mine, with 3/4" plywood seat board (prior to my floor bump out style ) and some of the framing was rotten and decomposing.  It still leaks a little....   What to flash and how could be a book me thinks.......  :-/

Here's a few more reasons for proper flashing detail , stay calm Glenn  ::)

Different house same sort of issue's,  mostly.  About 8 year old remodel

Deck above not flashed at all , just caulked  >:(

Concrete poured right up to sheathing , bad idea , plywood / OSB more so is like a sponge if it can it will lap up the water.

Should be at least 12 % or below , average around here is 10% moisture content exterior of house , 8% or lower indoors , generally varies a bit with season.

Corner brd valley / cricket interection hard to defend / flash.

Add a gutter at the end and a trim  brd the below that is bass acwards leading water in , again only caulked and you get ,

Ahhh Issues  >:(

Remodeler tool for pulling nails out from under , what ever it's under ;D

I'm totally not sold on Typar this corner is like old blue jeans , it's 8 years old , maybe they (former remodeler left it exposed for to long , don't know . What I do know is it is worthless at this point  >:(

My cricket to fix the issues in this area , other things like no metal flashing at window and door heads , I'll address when and where I can .

To repeat myself, CAULKING IS NOT FLASHING , don't use it as such .

We now return you to Glenn doing what Glenn does ,  ;D

Heee heeee he , jees I crack me up  ;D

It's getting hot here this summer -- think I'll have to lose the trench coat.

I have the shingle remover/remodeling nail puller tool.  I bought it to use as a peeling spud for taking the bark off of logs.

Hey - a 9 is not too bad. :-/
