Title: New plan purchaser
Post by: Swabbie on May 23, 2011, 10:24:13 PM
Just got my 20 x 30 plans.

Didn't see a framing plan, or an electrical plan, or plumbing plan.

FYI - I have extensive background in the trades. Realize that NEC codes are different even by counties but some basics would be nice :D.

Did order the Wagner book so maybe it'll help out on a few ??? I have.

This is a typical set of Blueprints.  Not sure what trades you worked in but it would be highly unusual to see a stud layout.  What a builder get is dimensions in a "plan view" and all the necessary details are shown in the "elevation view" - that's it.  Same goes for plumbing and electric.  The sheets tell you where to put the sinks, toilets, outlets, lights and such but it's up to the tradesman to know HOW to do it.

I can see the possible misunderstanding.  The requirement for the state of NY requires "detailed structural plans."  They provide examples of a cut always of the walls from the roof to the foundation with all aspects labeled from roofing, to foundation with a detailed view of each part, such as sheathing, studs, and insulation.  They look similar to various drawings in the code.  The plans John provides are not to the level required by my local building department even though they do not require and engineers stamp. John's plans seem to be more general for the myriad of possibilities across locations.  I spoke with some people at the building department and they said they more want the plans labeled so that they can understand them.  The drawings themselves don't have to be perfect.  I found that you can just write in the labels on the drawing, such as #15 building paper or 7/16" OSB for individual choices.

There is also plenty of people that seem to be more than willing to help on here too.

I think you will find that the general detailed sections are there as are the typical wall and foundation details. You have to make choices however since there are several ways to do some of the framing. "X" out the ones you WILL NOT use to keep it simple for the plan checker. If your checker insists that you have one single detail section you may need to put together copies of the foundation section with the others to go from bottom to top. These would make up your customized typical section. Most plan reviewers can figure this out however.

Certain jurisdictions may require changes to any plan - this is to be expected. Some of those options are in the included booklet and are designed to be incorporated into your customized version of the plans. You can also call out options the checker wants detailed on the plans right at the counter. Read the booklet article on taking your plans to the building department for some ideas on strategy.
