Title: Camp Hope~ It's started! (Ozarks)

Hey there. We have been very inspired by this website, and thought we would start to post our progression on the house we are building. We are building a 24 x 24 2 story house with log siding in the Ozarks. I have been taking pictures, and will post them soon. This is our first time building a home, so it is very exciting and nerve wracking at the same time. I will be posting more soon!

We dug out the footers, and had cement poured and septic put in the same day.

We have the subfloor on now, I will get some pics and put them on here a.s.a.p.

We are doing this ourselves....never built a house before, so it's pretty exciting and scary!

Interesting project. The foundation is very simple and easy to build.
You must have great bearing soil (over 6,000 lbs/SF) and a very shallow frost depth.

Sounds like a busy day.

It does sound like a heavy house for the amount of footings doesn't it?  Or were there continuous concrete footings with block piers extended above them?  Looks like deeper trenches in the first picture.

Did someone do a foundation design, Camp Hope?

Yes, concrete footings and block piers with rebar. We've been told by many that we have over-done what we need to do, but we figured~better safe than sorry! :) I don't really know what you mean by a "foundation design". Apparently the frost depth is not too deep, because the guy that dug ours didn't even want to go as deep as we had him go, he said it was not necessary.?! The concrete footers are 2ft deep by 2ft wide. With the block piers and rebar,etc... is that sufficient for a 2 story home? Let me know what you think. Thanks!

By the foundation design I meant how the total load is transferred to the ground.  John has mentioned how the load starts at the roof - so many lbs load for live load (snow) dead load then upstairs load - down stairs load etc all combined then transferred to the footings and to the ground.  

I meant that someone - engineer - architect etc had made sure the foundation would not sink into the ground and the beams were of sufficient size to carry all the combined house wall and roof loads between the individual piers.  

I only have the information on John's designs and while we (and he) don't mind talking about other plans in the forum -except the Plans Support forum which s only for his plans , we are pretty well in the dark as to the rest of the design of the house.

I only did a quick calculation on the design loads for the house. 24x24 by two stories (at 40 psf each for live load) and a 25 psf live load on the roof equals over 77,000 lbs when you add in the dead loads. Assuming you could get all the foundation footings to bear the weight equally, then you can total up the area of the footings for the next step. I came up with 12.4 sf just guessing from the photos. (Note: if there is a continuous footing with a couple of rebar tying the block piers together then this area would be considerably larger). If the pier area is close, that divides out to somewhere around 6270 lbs per sf of footing for the soil pressure. The soil must be able to resist with a force greater than this or the house will settle.

Most building departments assume a 2000 psf soil bearing capacity unless you have soil logs or tests that say otherwise. That is what I design my stock plan foundations for.

As Glenn mentions - as long as the designer and building department both sign off on this, then you are likely to be fine. You might be OK even if neither have been checked  ;). Most engineering assumptions are cautious be a factor of two or three, at least.

Except if you are a bridge designer in Minnesota.  :-[ - then you go for broke!

Note - You will not want to build in wet clay with that kind of pressure!

The more I look at these photos the more I think there is a big footing there.

Here are what I think are some of the good ideas we can glean from this easy to build foundation.

In cold climates where you don't want to trench the entire footing 4' deep, you could rest the block piers on oversized spot footings.

That's what I gather from the reply and I thought this photo showed a big deep long footing trench.

As long as beams are properly sized to accommodate point loads on the piers it seems good to me.

Yes, a continuous footer two feet deep is more than is needed! 8" tall x 16" wide w/ 2 rebar would be standard for a two story house.

I was worried you were bearing those piers directly on the soil with no footer. That's what the bearing calculations above were assuming. Sorry that I misread the photos. The red dots are smaller deeper footings that could be done if you were in Maine or Minnesota.

Good Job!  :) This place will not have to worry about settlement.

I'm glad you think it will be sufficient. My husband, who i'm sure will get on here and talk to you all, is a very intelligent man, and I trust him completely to build and design our home. Concerning this type of foundation - Would this be good for an expansive clay soil, such as in NE Texas or would a slab be better?

If the rules of a good foundation were followed:
1. Site grading drains water away from the house in all directions.
2. Footing is below frost depth
3. Drain rock and tile around the perimeter
4. (optional) a French drain if there is surface or subsurface water to deal with

Then this foundation should be fine in clay soils.

The only reason to go to a full perimeter concrete foundation wall (on what is already a full perimeter footing) is to get more anchorage into the ground for shear panels and uplift protection. These may be needed in very high wind and strong earthquake areas.

Billie's project has cast straps that do a good job of tying the footings and the walls together.

 :DI explained our situation, but thought a picture would say it all. We have been living in our motorhome since January. Not fun. But we know it is a sacrifice to get our house done sooner. We thought about renting a place in town while we build, it sure would have been easier, since we do not have electricity, water, anything!  :( But things are looking up!  ::) We are close to getting our well done, and the electric company is finally working with us to get some power out here! Within a month we should have power and water, and our well is already done. So, we are coming along. We WILL get there! :)

WE HAVE PROGRESS!!!  :)

Just wanted to show some of what we have accomplished this past month.
We have the first floor framed, and we are starting on the second floor. It's been SUPER hot here, like most of the country, I'm sure. Predominately 100+ temps. We've tried working in the morning and evenings and resting through the hottest part of the day. We have been doing this ourselves, so we are pleased with how much we have done. We did have a few friends come out one day, which was a real blessing, for sure! We appreciate any help!  :D

Glenn or John, I have a question for ya. We decided to make it a 1 1/2 story with a Bungalow roof dormer on the loft half for more headroom. Do you have an idea where I can get plans to do that, or maybe some pictures on a website, or something? Any ideas would help. Thanks!

b-t-w, we started on our well today. They dug 190 ft so far and just hit rock! It's kinda scary thinking how deep they might have to go!  :-/  

We think we might have some electricity out here within a few weeks too, hopefully. They were marking where they were gonna put the poles today.

So, we are excited. Things are getting done. I will post more pics soon.

 That will work Camp H. dbl the rafters like that photo of Glenn's , of course theres  a bit of backing / nailers missing but you'll "see " those as you sheet the roof and / or hang your dry wall.

But ya,  I know what ya mean,  it is a old dairy , the  Sullivan farm  , on Crosby Rd , on the "S" turns right after sunset beach going toward the base.

 :D Hey there. Hope everyone had a great Holiday weekend and rested from their labor! I personally had to work most of it, but my hubby and kids got a break since we had family come in. It was good for them! Here are some pics of G-ma, my kids and cousins. They had a great time at the pool.

GREAT NEWS~~~ We got our well in!! YEAH!!
It took a few days, cause they had some mechanical problems, but they ended up going 290 feet. over 200 had to be cased because we didn't hit rock until 190 feet. That is really hard to believe since we grow rocks here in the Ozarks! I am not kidding! Our neighbors couldn't believe it. So, in this area, I guess we did pretty good, as far as the depth and everything. We heard horror stories about 900 ft wells around here! YIKES!!

We are going to do the well pump ourselves, so if anyone can think of any "heads-up" thoughts, please let us know! We have never done any of this before!!  :-?

Oh, and our electricity will be up within a few weeks! Wow, won't that be wonderful!

We have done some more on the house. We decided to go with a 1 1/2 story, in case I didn't say that yet. It's gonna be a four bedroom, 2 bath house. Two bedrooms will be above the garage.

Great on the well.  I am a driller also and can probably add a few ideas there.  Did you get production figures on the well -- gallons per foot, static level -etc?

The roof looks like it could develop some pretty good outward force under load - forcing the walls out.  Is there a bracing - collar tie - etc. support plan?

I want a pool, too  :'(  I'll just have to settle for the river during the summer - it's wonderful but I can't just walk out the door & jump in  :(

I wish I could say the pool was ours, Sassy, but it was at the hotel my mother-in-law was staying at. I don't even have water yet!! hee hee! We travel in town and tote it in a storage, then use a pump to put it into our rv. FUN!! We are so ready to move on from there!!  :-/

We've had siamese cats, my parents had dobermans & Glenn had one of those miniature pinscher.  They are just so cute!  You don't have to ask you husband - just had to comment on them  :)  I'm sure you will be able to sell them in a heartbeat!

Hmmmm. That is weird that some can see them and others can't. Sorry.  :'( Maybe the administrators can figure it out. I know I use a digital SLR camera, and those pictures take a lot of memory. I uploaded them to photobucket though, and they transferred over ok, so I am not sure what it is.

I noticed something. I don't think it should cause the problem, but ya' never know with 'puters.

I see an extra IMG tag around each photo. It's as if you clicked on the Insert Image button on the YABB post message screen, and then pasted in what you copied from Photobucket when you clicked on the IMG CODE tag under the photobucket image (4th down) . Clicking on the tag line in Photobucket copies the code with the leading and trailing IMG tags already there. Duplicating makes the "button set" tags print out.

If that makes any sense to anyone.   :-/

Computers are like women.  They only want to hear exactly what they want to hear exactly when they want to hear it and exactly in the way they want to hear it..  Close is not good enough. :-/

PEG - please try to remember that properly.  Every time you make me repeat it, it is just one more chance I'm going to get in deep doo-doo from the gals.  Sometimes thay have a hard time understanding that I must teach computers in terms you can relate to. :-?

But, thanks for fixing the pics for some people. I wondered why I needed the additional IMG, but just followed directions, and it worked for me, so..... anyway~

I am stuck at work tonight, forced to work over until 3am. I've been here since 3 pm yesterday! URgh!

I'm tired. I was hoping to help my husband on the house before I go to work tomorrow, hope I'm not too tired.

They just finished hooking us up today! We are so excited, the thought of having power WITHOUT the sound of the generator! WOW!! We will never take our electricity for granted again, that's for sure!

Hey there. We are still alive here in the Ozarks. Sorry it took me so long to post anything. Life has been a little crazy!  :o

We now have running water and electricity! W@@_H@@!!!  ;D

I can't tell you how nice it is to take a NORMAL shower (not a Navy shower)!!!  ::)

We have a lot more done since I posted last. We aren't where we would like to be, but the cost of the electricity being run, and getting the well put in (300 ft) and the well pump really set us back!

It's starting to get a little chilly here in the Ozarks!!  :o We are gonna try and get the garage dried-in
before it gets too cold so we can at least put the motorhome inside of it and keep it warm~keep the
lines from freezing. Keep the water-pump warm, etc...

We also have to cut some wood for winter, we are SOOO behind it's not even funny!

I really think it will help them to appreciate things too. They are wonderful people, let me tell you. When I think about myself at their ages, there is a huge difference! They love the Lord, and they love their family and friends. I am a blessed Mother, for sure!

Know what you mean - I went to church as a kid but it wasn't real to me - our favorite thing was to give the Sunday School teachers a hard time - there was one teacher whose hands would shake the whole time... we were pretty onery  ;D  Must be wonderful to have kids who've known the Lord since they are young - great legacy!  :)
Good looking family, too  :)  You are really moving along on that house.  

I wouldn't have ever imagined that we'd hve the underground cabin & some of the unique touches - Glenn's pretty creative & can do anything he sets his mind to  :)

I've never understood building on piers and having the floor above grade with a crawl space.  I like having the earth tucked around me...the floor below the frost line.  

Is there a special reason why people build on a deck with the necessary underfloor insulation/and crawl space?  I'm confused.

 :) Well, we are still alive here in the Ozarks! We had some set backs though. My husband, who is doing a majority of the work got hit by a car in Feb. and recently almost cut his ear off, fixing our daughters' car. Poor guy, can't catch a break! Both our daughters are going off to college in August. (financial set~backs as well!!) So, it will be just our 15 year old son, and the two of us living here for the most part.

We do have some things accomplished. The inside is almost ready to live in. We are getting ready to do the plumbing, and finish a lot of little things inside, then our focus will be to get our porch done so we can get the siding on the outside before the weather gets bad in the fall.

The stairs and railing are not done yet, what is there is temporary. You can't see the kitchen in these pics, but the cabinets are in, and the tile countertops are started. The bar is not there yet though. I am putting tile down in the kitchen and we are doing wood floors throughout the rest of the house.

Sorry it has taken so long for an update. We are getting closer!!

It looks fantastic!  If that is just plywood on the floor, has it been coated?  If it isn't plywood, what is it?  I would like to do something similar in our place until we get wood floors.

Phalynx~~Hey there. Yes, it is plywood. We put it on top of the subfloor, just as an underlayment. We plan on using 3/4" tongue-in-groove oak over this plywood. It's a smooth finish 1/4" plywood (birch). It was about $10 a sheet.

Today he went back to the same hospital who originally tried to fix it, and they said the guy should have sent him to a plastic surgeon, so now he has to go to a plastic surgeon and have them rip it back open and fix it!!  [slap]
OUCH!!! Poor guy!  :(

On a 'building' note... we are going to attempt to get some work done this weekend!! Yeah!!!
Hopefully, we will get the stairs done. We have been kicking around different ideas. I still don't think he's decided exactly how he is going to do it! What do you suggest for our set up? Any ideas or pics would be appreciated!!

Um, no, we didn't post a floor plan, i dont think. the house is 24 x 24 and the stairs are in the middle of the house going up to loft, which is over half of house. (in between the kitchen and livingroom downstairs) so it's kinda gonna be a focalpoint of the home! (vaulted ceilings as you can see in the pics)

We plan on putting live slabs on the steps and putting log railing upstairs in the loft, and on the stairs. The railing here is temporary. The stairs will also be enclosed.

The tile is down on the coutertop. I still have to put it on the kitchen floor. Then I am going to put the grout on. The fridge is under the stairs, and the stove will be with a kitchen bar. We are putting a small kitchen cabinet on the side next to fridge, and a little bigger one on the other side at an angle. The bar will have log siding on the sides and a live slab on the top. It should be really pretty when it's done.  [cool]

 :) Thanks! Yes, I am very proud of my hubby. He had it all in his head  d*, and he has done a great job, even with all the trials he has had! He's never built a home before, so I think he's doing pretty good!!

We will be really happy to actually be able to LIVE in it full time. We just have to get the plumbing lines done and get us a bathtub, propane tank, etc... shouldn't be much longer! I'll keep you updated! Thanks for all the help and inspiration. This forum is great!  ;D
