Im new here been lurking for a couple weeks.
Absolutely blown away by the quality builds Ive seen.
We ordered our 1.5 cottage plans last night.
We are gonna go 20x50 house. the roof will extend to 82'.(large porches front/back)
I want to build the walls either 12 or 14' with 2x6s. rather than 10'
Will this be an issue? Well gain a big cabin feel and alot more headroom. we are putting a loft to the front and the back of the home.
The front one will be over the front porch 20x15. The rear will be also 20x15 to extend the loft for a total of 20x25(master bedroom with sitting area and full bath).
We are building on 60 acres in Lawrence county ,Tn we bought 3 years ago to get away from south Florida rat race!!

We'll have to hear from John about the 14 ft sidewalls; I believe 12 ft is okay, but John's the man.

If you can get finger jointed studs (2x6) 14' tall you can use them where you are letting in a ledger for the loft. That would give you about a 5' high sidewall at the upper level. I do not think you will want to have that high wall unsupported in a large cathedral ceiling area at the main floor. Not only would it be excessively high, but I suspect the inspector would not allow those high walls to be free standing without bracing or ties to stabilize it against wind and earthquake forces. The floor diaphragm does this.

    I have almost finished a 24x24 with 12' walls and a 12/12 pitch extended 11' over doubledecked 24x10 porch/balcony I have a 14' catwalk from a 10x24 loft at the rear to the balcony.  Will you be connecting your two lofts?  Definitely recommend the 12' walls---makes a dramatic statement and lots more usable space in loft.  20x15 decks---wow! Look forward to pictures.

I would love to see pics with 12' walls and your lofts.

I tend to overdo things maybe 12' would be perfect. Yes we are considering a bridge between lofts but not sure yet.
We actually do not have any inspections other than plumbing and electric.
But that is not to say I want to forgo structural soundness.
I was a construction super in Florida but know very little about stick framing. Mostly block down there.

Man....
That is almost exactly what were doin. except our home will be 50' long with a porch and sleeping loft in front over the downstairs porch. The back will have a 25' loft and a 15' porch upstairs. if you take that home and another just like it back them up to each other so to speak!
What a great example of what I have in mind. I can only hope ours turns out half as nice!
