Title: 20' wide 1- 1/2 story cottage with full basement?

Hi,

Is there any reason not to put a 20' 1-1/2 on a full basement?  My building department tells me I can have a full basement and a loft without building permits as long as the building footprint doesn't pass 624 sq'.  There are no plans for a full basement that come with the plans...  Any comments?

The 2 story Universal has full basement plans that could be cut and pasted into the 1.5 story set. You may also want to use the stairway from that plan as it works better for stacking two or more floors.

However, you could also just use the crawlspace foundation plan and give it to the foundation contractor for modification to a full basement. I already spec an 8" wall with a full sized footer and this will work for a basement as well as the crawlspace. There will be rebar requirements based on backfill height but the contractor will surely know those. ;)

Obviously you will want to layout your own windows, doors and any partitions for your new space.
