So I have this project going on in Acworth, NH. http://countryplans.com/smf/index.php?topic=9045.0

My current plan is to make a flat roof that will in the end be my sub-floor. The current idea is to span the 26Ft with 14" TGIs, deck it with 3/4" Advantec, lay 3" rigid foam down then cover it all with a single piece of rubber roofing. The current material estimate for this roof / floor system is $6500.

Please give me your thoughts and ideas with regards to spaning this space. I am open to out of the box ideas and with ten ft walls I could certainly use a beam running down the center. Man if I could cut this $6500 in half that would make my season!!

Do you have the separated costs of the joists, deck, foam, roof membrane?

It will help figure out what to attack.  If the joists are 1/5 of the cost, not much need to try and trim costs from that component.

I used 26' 16" deep I joists for bedrooms over a garage.  Very solid even over that span.

The TGIs are $2244
30 sheets of 3/4 T&G Advantech $930
30 Sheets of 2" rigid foam $840

These are the biggest portion of the system. I think I have the rigid foam expence cut by half or better by using used.
