Title: 20 x 28 with 2nd bedroom in upstate ny
Post by: new land owner on May 15, 2011, 04:03:13 PM
Well it looks like this will finally be the year that I get started on my camp.  I have owned my land for about three years and have completed well over 100 "Final" camp designs. After all that design work I have come back to a 20 x 28 camp with a 8 x 8 mud room and a 10 x 12 bedroom addition off the side.  See the floor plan below...

The front of the building will look this

I will be going with a pressure treated foundation.  This will give me a "crawl space" that is just under 6' tall.  I figure four feet in the ground and 2 feet above.  I intend to use the basement, not crawl space,  design plan for this foundation. I priced the materials at Lowes and was surprised to find that the .6 pressure treated was the same price as the regular stuff.
Last Tuesday I went north and met with the building inspector.  He was very receptive to my plan and he answered a lot of my questions.  I also met with a septic design engineer.  It is a requirement to have a certified plan before I can get a building permit.  The next step with him is to have a 10' hole dug and he will check it from there.  He did say that the soils look good from above and he does not think there will be an issue.
This is a picture of how the kitchen will look.  I have already built all the upper cabinets and will start on the lowers soon.

I really like your design.  The wings add important space, especially the mudroom.  How tall are the walls in the main section?  I noticed a ridge height of almost 30' on a 20' wide plan.  The two wings are 10' lower.  I use Punch also and know it measures from the base layer.  Two feet of stem wall above grade, 1' of subfloor, 10' sidewalls, and 10' rise (12/12 pitch) is 23', or am I missing something?

Another thought - if you are digging 4' down, it might not be that much more to build a full basement, even if its just in the center section.  You could go down another two feet and have 6' below grade, 2' stem wall above grade, and have 8' headroom.  The two extra feet are only 200' sq of foundation wall.  If you are using block, that is about 250 additional blocks, or less than $500.  If you run an exterior stairwell behind the mudroom on the outside wall and place an exterior door on the wall you have the toilet, you have a full basement storage area as well as a place to run mechanicals which I didn't see in your plan.  While your access would only be from the outside, you would not use valuable interior space for stairs.  You could add ~500ft of basement for about $2.50 a sq foot, depending on the cost of the basement slab and the stairs/door.

I don't disagree with Native NM, but there are a few more factors if considering a full basement.  First there is a lot of extra labor, not just for the height of the walls, but with the slab, insulation, damp proofing, finishing, electric, etc.  Also all of those things have an actual cost of materials increase too.  In addition, even if you didn't finish it, many localities would still tax you on the added square footage, because you have the ability to finish it.  Since you already have a workshop and screen house, I would weigh the utility of the extra space vs. the cost.  When I did the calculations on a few designs the cost was around as much per square foot to add a basement as a second story. It is an interesting question though and I will rerun my numbers on some of my designs.

Squirl brings up some good points. However, I think I would turn that 6' of headroom into 7-6 or 8' and at least rough in the basement. It provides lots of storage and future usable space for not much extra $$$s.

I wish I had done that with my crawlspace.

Everyone brings up very good points on my choice of a crawl space as opposed to a full basement.  I have created many designs with a full basement but am going with the crawl space for the following.
The first concern I have is the Tax man.  I am concerned that a full basement will indeed have an increase in my taxes.  I am trying to keep the scale down and hopefully taxes as well.
Secondly in keeping the scale down I do not want to deal with stairs.  The building seems to always get bigger when I try and place stairs to get to the basement.  My wife and I have talked about the future and we will be using our place as a camp and not a permanent residence.
Also as pointed out I have been working on my land and have built both a 14ft square screen house and  12 x 20 storage building.  So I have plenty of room for storage.
I fully intend to put all of my mechanicals in the crawl space and am thinking of creating a sealed room in the crawl space under the bathroom and kitchen. I will be using a tank system to hold water and I could heat this small area to minimum temps for use in the cold winter months in the Adirondacks.

Went up to my land for a couple of days this week.  I have had a septic guy in and we dug a deep test hole.  My land has a natural area that is higher than the rest and I intend to level this and put in the septic.  We dug a 10' deep hole that he has since inspected and assured me that there will be no issue with the perk.  I should have the land leveled in the next week or so and we can get started.

This is a picture of the hill.

This is a picture of the test hole and the area that my brother and i cleared for the land to be leveled.

Once this is leveled we can get the septic guy back to finish his perk test. I need to have a septic design before I can get the building permit.

One issue I am having is that no one seems to be in a hurry to call back with estimates.  I have been looking for a source for Pressure Treated Wood foundation materials and have not gotten a call back yet.  I know it is the busy season for these guys but it would seem like they would call back?  The same is happening with my roof trusses.

So how well does your land perc?  You may want to do it yourself if your inspector has no problem with it.  The reason the cost is so high on some jobs is the cost of information on how it is done.  I spent a few days studying it here:
http://www.health.ny.gov/regulations/nycrr/title_10/part_75/appendix_75-a.htm
It is about 20 pages.  If you perc for a standard gravity fed system you would probably only have to learn 5 pages of it.  The main part you would have to learn would be the trenches.  When I had demonstrated that I knew the provisions and citations of the code, the inspector said go for it.  The septic engineer I talked to even recommended it.  He said that you could rent a track hoe from the local rental agency at $200 a day and you could have it dug in one day if you had it laid out ahead of time.  The three largest costs to the system are the tank, the pipes and the gravel. These prices are in my area, slightly south west of you IIRC.  Gravel is delivered $300 for a 12 yard load.  The most it would need is 2 loads for the largest 2 bedroom system.  A concrete tank is $525, with $100 delivery charge.  They put it in the whole if you have it already dug.  It saves you on equipment.  The largest system for a 2 bedroom is 245 ft of trenches so around 28 perforated pipes at $10 each.  You will need a D box, geotextile fabric, and some 4" pvc too.  Whatever the amount the quote comes in above $1800 is knowledge, equipment, and labor.  I couldn't tell if this was one of the areas people weren't calling you back.

On the stamped PWF wood, I was going off your research that Lowes carried it.  I guess they aren't getting back to you very well.  I'm sorry to hear that.

Lowes can supply the PWF wood however their supplier will only sell it in Bunk quantities or 80 pcs of each size!

It is amazing what a couple of hours on a backhoe can do your lot.  The lot is now leveled out and the septic guy is coming on Monday to do the final perk test.

This pile of gravel going to go along way in filling in the road coming into my camp.

I have found a source for the PWF wood and have some of the product coming this week.  If all goes well I intend to start my build while I am on vacation starting on July 17th.  I can't wait to get going

We went up to the lake on the 4th of July weekend to check out the new look of the lot.  I think my guy did a great job.  I spent the better part of a day moving the "foundation" around to get the building to sit where I thought it should be.  The land passed perk and if you can see the small flags in the picture this is where the system will be set.

Another 10 hours of backhoe work and the foundation is in.  I am on vacation the week of the 17th and have everything in place to get the PWF in and covered.

Looks great! I'm excited to see how your camp shapes up over the next couple months. I like your design, especially the mud room which will prove extremely useful I'm sure. Are you in the catskills or higher? Up in Herkimer they're more relaxed with permitting and perc. until you get into the Adirondack park. Then there are many hoops to jump through. Glad I'm on the edge, but not over.  ;D

Hope you'll post a photo or two of the soil anchors. Never got to see mine put in.

Cheers,

Doc

I am in the Adirondack Park; my lot is about 2 hours north of Herkimer just outside Saranac Lake.  Thanks for the positive comments on my design it took a long time to settle on the final design.  I will be using the mud room to store wood for the wood stove and I think it will be a great place to drop off my snowmobile outfit before entering the main camp.

Well I am starting my build on my vacation next week and I am still making changes.  I was looking at my floor plan last night and it seemed to make a lot of since to flip the main portion of the building.  When I do this I have both bedrooms near each other and next to the bathroom.  I also will have the wood stove next to the mud room where I intend to keep a supply of fire wood.  This is my final design.lol

Nice logical layout and good use of space. Two things you might consider, both involve windows. The right bedroom could have a window on the back wall that would provide for good cross ventilation and light balance. It would be nice to get a window in the kitchen. I can see why you don't want to reverse the sink and range, but you might explore a window above the range where the vent hood is set higher than normal.

John
Both good points, I am planning a closet in the back of the bedroom which would not allow for the additional windows and I have also purchased a combo Microwave hood vent so I would not have room for a window.
I am however building my own kitchen cabinets and I have made all of the uppers with additional space under the cabinets to hide task lighting that I intend to install later.
I am also planning that with the sink placement when I am doing the dishes I will have a view of the back yard thru the windows near the table.

Just spent a very hot week working on my camp!

Here is where I started on last Saturday night

I rented a tamper and worked at final leveling of the stone.  That was the hardest job of all getting a level starting spot.  The best tools you can have is a sister and Brother-in-law who want to help.

Here is a picture showing the crawl space.  It took a while to figure out how to put up a 38' beam.  We did 16' at a time and it turned out not to be as hard as we thought it would be.

The 6mil poly is now in place.  I just went around and cut off the portion over the 1' strip of plywood and then caulked the top of the plywood.

The last thing I did was to make a top for the crawl space stairs.  All in all a good week!

What kind of wood/treatment did you go with? The one the local supplier had around me was wolmanized.  I was a little unfamiliar with it and was checking to see if you had the common treatment kinds around you.

Mine was wolmanized, although I bought wood at two different lumber yards, one in the Finger Lakes and one in the Adirondacks,  both orders came from the same place.  They both came from a source in Cortland, NY, all product was stamped as PWF.

Thank you. Same here.  When I had called the lumber yard had said a .23 treatment.  Which just happened to be for the same treatment level for decks at the big box stores.  I was surprised that the people at the yard had no idea the difference in treatments. I was skeptical, but if you say it comes with a PWF stamp, then that is exactly what I was looking for. They told me it was from FDM.

When I was thinking about PWF earlier this year and talking to my local supplier he said he didn't carry any of the .6 treated stuff on hand but had a supplier in MN for it. They're not unheard of in our area and he was very familiar with the different treatments.  So I was surprised the other day when I picked up a sheet of 1/2" treated plywood and it was stamped for PWF. Don't know if it was the .6 or not.

My issue with .6 PWF wood started when I made an order for the footer, top and bottom plates.  When I went to pick up the product it was stamped as PWF but showed .23.  The supplier gave me a copy of documentation that showed .23 was the "New" standard for PWF.  I reluctantly took the product as I needed to get going with my preplanning.
When I placed the large order for the Plywood and all of the studs I was told that the product would be stamped as .6. The order arrived and I had my brother-in-law meet the truck.  When I arrived at my job sight I found that the new product was from the same place as all of it was marked as PWF and .23.  I used the product and I went with the fact that it is stamped and should be good for my project.

What is the chemical used in that .23 PT wood?  That could be important.

This D/L from Wolman still shows the PWF lumber and plywood are .60 CCA treated.
http://www.wolmanizedwood.com/Docs/Original/Specification_Guide.pdf

There may be something newer that is approved with a lower PCF (pounds per cubic foot (of wood)) but I can not find anything. ??? It would be good to know what is going on there. Maybe it's a new or different chemical treatment?

Q:  How are those walls going to be secured in place before the walls are backfilled? I'm assuming they are going to be back filled some?  Is this an engineered solution or will there be a concrete floor?

Title: Re: 20 x 28 with 2nd bedroom in upstate ny
Post by: Don_P on July 29, 2011, 06:17:24 AM
.60 CCA is one method of achieving a use classification of UC4B or better. That number should appear in small print on the tag or stamp and is the "real" standard being asked for. There are several new formulations of treatment chemicals out now, I've been getting MCQ, a newer generation of ACQ, that has much lower PCF numbers than CCA or ACQ but is rated for ground contact.

I had found this:

http://www.wolmanizedwood.com/Docs/Outdoor/WOW-5079.pdf
and this:
http://www.wolmanizedwood.com/Products/Preservative/Genuine/codes.htm

Copper Azole CA-C

I was unfamiliar with it.  I was worried they were selling me a line of BS and it really wasn't for PWF.  I believe to be stamped PWF you have to pass sometype of AWPA test.  Not 100% on that, but all the facts combined, puts me more at ease.  I have no drainage on my property and was recommend against it by the building inspector because of that.  I wish I could have.  It would have been much faster and easier. The lumber yard quoted me $14.50 for 2x6x12's and $45 for 1/2 plywood. It would have cost me the same as a concrete block foundation (around $1800) and have been much faster.  I know for the next house or building.

Don,

The foundation is already backfilled.  I have spreaders as shown in the pictures above holding the walls out.  I am lucky in that I have very good draining gravel.  It rained everyday this spring and when we dug a 10' test hole there was not a drop of water in the hole. Also the guy who did the backfilling was very careful to balance the soils and not put too much weight on any side at one time.  My backhoe guy also put at least 2 feet of crushed stone at the base of the foundation before backfilling with the gravel.

Went up for a short visit with a long punch list....

Installed a set of temporary stairs and bolted the mud room to the main camp.

Finished the crawl space doors.

cut insulation and foamed the gaps in the window headers.

Had some time left over so I built the mud room and bedroom walls

Can't wait for the built in September.

Thanks for the congrads.  Week spent a week in AZ.  Hot but the views were amazing.  Headed back to camp tomorrow for the build.  Hope I thought of everything I need.  The nearest lumber yard is about 1/2 hour away.

I will take plenty of pictures.

It took a couple of revisions before I came up with the correct overhang.  I settled on 18" and having the soffits prebuilt made venting the roof easy.  I had plywood precut to 3" strips, nailed that up, slid in the venting and then put up a 12" piece to finish the venting.  It was the easiest part of the build.

Thanks for posting the truss sheet. 75 lb live load... it is built for weather. I was hoping to dissect it a little bit and see what the forces in the joints are.

Question:  is it too early to start planning next springs projects?

I want to put on a small porch before I shingle the roof.

Here is the design we decided on.

I also plan on using the same railing design I used on my screen house.

I had a local architect stop by while building my foundation.  We talked design.  He recommended a gable roof over the door or to place the door on the non roof wall because of keeping snow off your door step.  You have a higher snow load than I do.

WOW I did not put two and to together until today and flash on the fact that you are the guys that did the screen house a couple years ago.   I have soooo wanted to do one of those up at the ranch after you finished that!!  No time but Wow I think they would be a great place to bunk the grandkids.  Stop and shade up and rest for a while.... or _____.

Went up for a long weekend to get the place ready for winter.   Went up with the following punch list:
1). Installed auto vents in the crawl space walls.

2). Cleaned up the tool shed (this took the better part of a day).

3). Finished backfilling of the basement.
4). Calculate the size of my porch, it will be 14' by 8' wide.
5). Finish winterizing the camper.
6). Add some support to my crawl space doors.

7). Finish putting the house wrap on the gable ends of the camp.

8). Put plastic up on my screen house.

9). Place the bottom plate for my dividing walls and get accurate measurement so I can complete my kitchen cabinets over the winter.

Spent a couple of days at camp getting some of the inside framing complete.  Beacuse of my truss desing I had to build out the ends and frame 2 x 4's to duplicate the trusses.  I started with placing a 2 x 8 vertically at 16" on center so I would be able to insulate the upper part of the wall.  This is the before picture.

And this is after I installed the framing.

I also framed up the closet, bedroom wall and the wall dividing the bathroom from the kitchen.  Again before picture.

And the after.

My plan is to complete the top of the closet and place doors on the bedroom side so I will be able to use the extra space for storage. The small open area next to the closet is for the kitchen pantry.

I have a bad case of cabin fever!  I have spent the last few weeks planning the electrical and plumbing plan for camp.  I am just waiting for the weather to break.  Down in the finger lakes there is no snow but just a few hours north there is about three feet on the ground.  It will be at least another month for it to go away.  I bought a Pex clamping tool at Lowes the other day and I have created a manifold set up for my water supply.

I have 4 outlets one cold for the toilet, and a set of hot and cold for the tub/shower, bathroom vanity, one the kitchen sink.   Can't wait for the weather to change.

Spent the weekend working on my Kitchen and Bathroom cabinets

Here is my bathroom vanity.  I still need to make the drawers and doors.

Here are a couple of pictures of the kitchen cabinets.  It will be a "U" shape and looks like it will work well.  I have built all of the doors I just have the drawers to build. Now if the snow would ever go away!

Worked some more on my cabinets today.  All I have left now is to build the drawers and doors.

One of the first things I need to do this spring is to get a porch put on my camp. I need to complete this so I can also shingle the roof. I am trying to figure out how long my rafters will be and what angle I will have to cut when I intersect for 8/12 pitch roof with the 4/12 pitch of the roof.  It is going to look like this.

Any ideas?

Don't have enough info for rafter length but this should help with the top cut.
tan-1(8/12)=33.69 degrees
plus
arc tan(4/12)=18.435 degrees
add em up=52.125 degrees top angle on porch rafter.

Thanks Don.

I intend to build the porch deck, Frame up the front wall and then figure the length of the rafters.  The cut angle you gave me will help out with this.

went up this past weekend to do some work.  This is the earliest I have been able to drive right in to camp.  It was cold but once you start working it really was not too bad.

I finished the framing of the interior walls.

This is the closet that separates the living room from a bedroom.  The small closet at the end is a pantry for the kitchen.

This is the bedroom side with a large opening, on top, that i will frame in and put doors on for additional storage.

I spent a lot of my time running wire for the camp.  I have used 500 Ft so far and am sure i will be able to finish with just one more 250ft roll.

Having a crawl space of 6' high works great for running the wiring.  I pulled 13 circuits and am going to drill down next to every outlet, pull the wire thru the crawl space and back up to the next box.  There is alot of running up and down stairs but it makes for a very clean installation and no issue when doing the insulation.

Lastly I was getting some black staining in the basement so I sent the last morning putting in a new vent, Spraying all black spots with clorox and them putting down a vapor barrier.

Another vacation spent at camp!

I started my porch by building the deck.

I put screen down so at some point I could make this into a screened in porch

It was hard to keep the boards straight but the whole deck came out to 1 1/2" from the wall at the end.  I cut a piece of decking 1 1/4" to leave space between the deck and the wall of the camp.

I will be building the porch railings next so it will look like this when complete.  I think it will give it the "cabin" looks!

Ah yes, Adirondack style. Was thinking to do the same, whenever the rest of the projects wrap up. So many things to do, never enough time. Why does the day job always seem to get in the way of doing what's more important?  :P

BTW, I also have a PWF basement and have noticed a musty odor what with all the rain we've had in the 'dacks lately. I hadn't considered putting down a sheet of plastic as the builder supposedly put a thick sheet under the crushed stone to begin with. Do you have any vapor barrier beneath your stone? If so, won't you sandwich moisture indefinitely?

Looking great though! Keep the photos coming!

Doc

The plastic was put down because I do not have any plastic under the crushed stone.  Last fall I was running into a problem with mold.  My brother in law is convinced that the new PT wood had so much moisture in it that it was the problem. I put additional vents in the mudroom and the plastic down and thing are much better.  I did spray the entire underside of my camp with clorox and nothing more has seemed to appear. I was surprise how fast the clorox seemed to clear up the mold.

Thanks for the positive comments.

When I build I like to start without a plan and see how it turns out.

To get the proper angle of the back I used a kithcen chair and stood a board next to it, drew a line and cut it on the table saw.

When I finish my bench I felt it was too short so I put a board on the bottom to raise it up a little, that came to be one of my favorite parts of the bench.

What can I build next? lol

Took a short trip to camp this past weekend to work some more on my porch.

6 x6 posts and Beams gives it that cabin look I have been looking for.  I think the porch will turn it from a small house into a small cabin!

Those beams are very heavy, but it all worked out well.

My wife and I decided the railings look a little sparce, so I took them back home with me and and going to work on filling in the space we have.  I am thinking about framing a box around the middle of eack "X".

We have a new neighbor at camp.

The porch will most certainly add "cabin" to your build, especially with the classic Adirondack "X" railing. If you want to drive that home even further, you can always adorn it a bit. I've seen some nice porches with bent wood diagonals up where the posts meet the beams, even Adirondack twig-style sunburst spokes in the corners. It's often the little things that make a huge difference in the flavor. For example, a simple colonial, after some scalloped facade, becomes a classic victorian. Siding and finish will also make a huge difference. Can't wait to see how yours progresses. Looks great!

Oh yes, up here, many camps are named. Not so for houses! I added my nickname to the camp with a sign hanging in front.

This past weekend I installed the new and improved railings.

I also added the window casings and the 2 x 4 ceiling joists.

Next time I make it north I intend to install the roof rafters.  I had a sample 12' and found that If I place the 12 footer it lands about half way up the roof line and I figure just shy of 4 12 pitch. This will  be a 2 x 6 and I will have 2 x 4 bracing down to the ceiling joists.

Spent the better part of last week working at camp.  We also went to our 35 high school reunion. Can't believe it has been that long ago.

Started the week by shingling the bedroom and then making a template for the roof rafters. It was alot easier than I thought it would be.

I placed a 2 x 6 on the roof to carry the rafter ends.  I also build a knee wall half way down the roof for added support.

We then built both the end walls.  These will be faced with the board and batten that will cover the rest of the camp.

This is how I left it for the next trip.  I need to decide if I am going to install part of the chimney now and finish the rest in the spring.  I am not sure how much I have to buy right now to get a good start while I am on the roof now.  It seems like it would be the way to go but money is always an issue. Has anyone done something like that?

Big week at camp!

Started by moving my small building
(https://i290.photobucket.com/albums/ll257/loonlakebound/GEDC1097.jpg)

Then got the septic installed
(https://i290.photobucket.com/albums/ll257/loonlakebound/GEDC1112.jpg)

I was worried about the seal on my Pressure treated foundation so I cut an 1" strip off an end cap and used caulk to seal it to the wall.

I have all of the DWV installed. Once I get the tub/shower unit I will cut in the vent and drain.

I also installed my stainless steel chimney.

Lastly I ran the power to the building and have about half of the siding installed

I really like the substantial porch.  I was hoping you could give some details on how you installed/attached the 6x6 posts to the porch floor.  Did you pin them to the bottom support posts or strap them on a side--or both?

Thanks

As far as how I attached the post, I built the deck of the porch first and just made sure that my posts in the ground would line up with the deck posts.  I then placed the deck post right on the deck and secured them with screws at an angle.  I used timberlock screws on top of the posts to keep everything together and intend to go from underneath with as couple of screws as well. Once I have my railings secured I don't think the posts are going anywhere.

The proverbial question. How much money do you have in the project. I just purchased land in the Central Adirondacks around Piseco Lake. Huge snow loads. Last year was snowless, but Piseco had well over 2'. I want to retire here so I'm looking to build one floor living like you. I've heard of wood foundations, so this was awesome seeing it actuall done. I assume this foundation wouldn't be suitable for 2 or 1 1/2 stories. Thanks.

From the distance shot of the siding I am presuming Board and batten. I love the color combination.

As for how much I have into my camp.  As it sits I have spent just over $30,000. Outside, I am 100% closed in, the roof is complete, chimney is in and  I have purchased all the wood I need to complete my siding. Inside all cabinets are built, partition walls are complete and stove and frig are purchased. I have completed most of the plumbing and all of the rough wiring.  I  do not know if the wood foundation would support more than on story but I would think so.

Nice build.  I did notice that you put adequate clean outs on the waste lines.  Not that you will re-do them but maybe suggest to other builders that happen across this tread that a Sweeping "T" would be better suited on the main stack that exits the wall between the two clean outs.  It is very difficult to use a snake on a straight T if you ever develope a clog.

I am not sure where I should have installed the sweeping "T"  The picture below shows my plumbing and the Main vent is in the forground.
The drain for the bathroom is next and the toilet is closest to the wall.  Thanks for the input as I am learning as I go.

That picture is better from that angle.  The "T" You have is a sanitary above the the lower cleanout where it changes to the horizontal run.  Given the short distance you may be OK.  The picture from the other angle looks to be a standard "T" which will not let a cleanout snake make that downward turn ( from Horizontal to verticle).  A sweeping "T" lets the snake go verticle more easily from that horizontal run.  If you develope a clog in the area above or around that 45 deg "T" 2"(?) the lower cleanout  "T" will not let you go upwards because the sweep is going outward.

Went up to camp for the new years and did some more insulation.  I have all the walls and about 1/2 of the ceiling complete.  I have sold my camper to a friend of the family and they will be taking it in the spring.  This move me ahead of my plan to stay in the camp so I need to get going on the water system.  I figure the bedroom is completely insulated and usable, all I need to get the bathroom complete so we can stay there while working.

The weather in upstate NY has been great and I have been in the garage working on some projects for camp.
I built a TV stand/bookcase for the TV my wife and I bought each other for xmas.

I build a medicine cabinet using an old mirror that was in my mothers house.  The mirror itself needs to be replaced before I install it.

I also built a headboard for the bed I have at camp.

Can't wait until spring.

My wife and I spent the weekend working on projects for camp.

She put three coats of paint on the kitchen cabinet doors.

I spent the weekend making the counter tops for the camp.  I started with rough sawn 2" Hard maple and planned the pieces down to 1 1/2. This wood has been drying for about 10 years and I know why the call it hard maple. I still have alot of sanding to do but was wondering what others have used for a clear coat stain?

A friend borrowed the trailer tonight and is dropping off a 16'x18" diameter rock maple log tomorrow... I think it'll become 2- 8' logs to spare the body.

I'm kind of partial to Waterlox but  pure tung oil would be a drying/sealing oil that is foodsafe, takes a decent number of coats to get a build for my taste. I'd hit all sides in a kitchen environment.

Spent the last few days at camp.

I removed my deck from the camper, will be sold next month so I need to get the camp at least livable.

I created a room in the basement so I can set up the water supply.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0180_zps005158cf.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0180_zps005158cf.jpg.html)

Here is the room with all of the water supply systems in it.  Next trip it should not take long to run the Pex supply lines.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0201_zps6a4c57d9.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0201_zps6a4c57d9.jpg.html)

I also brought up the counter tops to check the fit.  I think they are going to look great with the cabinets painted green. I found a product called woodlox and that is what I will be treating the counter tops with.  I did a sample piece and it looked great

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0210_zps6892907d.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0210_zps6892907d.jpg.html)

I built a riser for the wood stove and I plan to tile the entire bottom and at some point if I want a larger stove all i will need to do is to remove the riser and I will be ready to go. I still have to create the back piece, but I have a plan for that.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0204_zps3261d0b2.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0204_zps3261d0b2.jpg.html)

Placed the Leopold benches on the front deck until I get to making the fire pit.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0190_zpsc8b795a4.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0190_zpsc8b795a4.jpg.html)

Lastly I installed the gate I built a few years ago.  I still have to stain it brown but I think it came out good.

Big week at camp this past week.
I sold my camper and moved into the camp.

Worked on the water system and after fixing a few leaks everything worked out well.

I planned out a bunch of wood and got a good start on the bathroom.
(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0264_zps2a172008.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0264_zps2a172008.jpg.html)
I also got all the final pipe to install the wood stove.
(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0269_zps30674c67.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0269_zps30674c67.jpg.html)

Finally the big event was passing both my rough wiring inspection and insulation inspections.  Looking forward to getting started on the walls.

Why the large water tank?  Are you doing rainwater collection?  Sorry if I missed it earlier in the thread.

The water tank is used as I do not have a well.  Wells in my area are 400 ft deep and I estimate around $10,000

I haven't posted in a while but here is an update.

It has been a very productive summer, lots of changes.

My wife helped me stain the bottom portion of the camp

We finally decided on a name for our camp and I made a sign using my new router stencil kit.

Spent some time on the 4wheeler looking for foliage pictures

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0605_zps9333a789.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0605_zps9333a789.jpg.html)

This is one of my favorites.

Back to camp I spent the better part of the morning planning 1" rough sawn pine down to ¾" and used the table saw to put a ship lap on it.
(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0527_zps9151e761.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0527_zps9151e761.jpg.html)

This is the first wall I paneled with the pine.  I really like the look.

I made a new table for the dining area.  I just need to get the chairs my wife painted to complete the area.  I also made the bar stools.  I was lucky enough to get a large supply of hard rock maple for free.

Went up for a quick weekend.

Cleaned up my wood pile and used the two new racks I built to get a supply of wood on the front porch so it will be handy this winter.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0757_zps09755b67.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0757_zps09755b67.jpg.html)

I bought a new splitting maul and finished up splitting some wood my brother started for me.

It has been a long time since I have split wood, felt good to get it all done.

Went up a few weekends ago to do some work at camp.

l
The big project this year will be to get the kitchen complete.  To do so I need to get a ceiling installed.  I spent most of my time putting furing strips on the ceiling in order to have something to attach the dry wall to.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN8130_zpsc3345494.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN8130_zpsc3345494.jpg.html)

I intend to use 1 x 6 to frame out the ceiling so I do not have to tape any joints. I will have to mud the screw hole in the field but using the wood to frame out the rest should make the job much easier.

Went up this weekend with plans to drywall the main room of camp. Started the weekend by snow blowing a path to the camp.  I would say there is at least 2 feet of new snow. I was there three weeks ago and shoveled a path.  There was no sign of the path I shoveled on the last trip.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0842_zps42816aa7.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0842_zps42816aa7.jpg.html)

Here is my wife placing blue tape to help me locate the strapping. Even with the markers I can't believe how many time I missed. I guess that's why that make large buckets of drywall compound.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0844_zps819a801d.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0844_zps819a801d.jpg.html)

We have the drywall installed in the kitchen area and are starting to work on the ceiling.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0867_zps4426d411.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0867_zps4426d411.jpg.html)

My daughter, Hilary, my other daughters boy friend Brandon and I are trying to put up a full size sheet.  It worked well having Hilary walk up the other side of my ladder and hold the drywall while I secured it.
(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0884_zps89b5d2ad.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0884_zps89b5d2ad.jpg.html)

My wife and daughters sitting at the bar waiting for a beer.

First coat of tape on the kitchen.  Most of the seams on the ceiling will be covered in wood in a grid pattern. Only have three sheets left to finish the ceiling.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0907_zps676346db.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0907_zps676346db.jpg.html)

Left this morning and the temp had dropped to -17. Could not get the camp over 60 degrees.  Next year we will have the newer, Larger stove installed.

The weather today in central new York was great. Gave me a chance to get out into the garage and not have to put on the heat.  I have been working on a storage solution for the mud room at camp.  I will create a face frame once I get it installed.  This will give us a place to sit down, take off the boots in the winter. I figure we can us the bottom shelves for recycling and the upper three shelve will hold firewood for the wood stove.  Now all I have to do is wait for the 3 feet of snow to melt in the Adirondacks.

I went up this past weekend to work on the kitchen.  Started by making a plumb line on the wall and as I was working alone I attached a piece of strapping  to the wall to sit the upper cabinets on while I fastened them.
(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN0930_zps5265ad82.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN0930_zps5265ad82.jpg.html)

I have all the cabinets installed as well as the microwave.

Here is a picture with all of the drawers and doors installed. My sister in Law gave us the stepping stone on the left and my wife and I created this divider.  We like how it looks when you walk in the front door of our camp.

After I installed the uppers I took the time to install the under cabinet lighting.  It was much easier to do without the lower cabinets to lean over.

This last picture show the drawer pulls and knobs I bought at lowe's.  I really like how they look with the green cabinets.

This is by far the most productive two days I have had at camp.  It is great to see everything coming together.

On my last trip to camp I worked on cleaning up my mud room.

I had pre-built a storage unit in the garage at home.

Just spent a week of vacation at camp.

The birds on our porch are expecting

While I was painting the eves and fascia my wife was working on a stone wall that will be the back drop for our fire pit.(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN1355_zpsf6eb4ec4.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN1355_zpsf6eb4ec4.jpg.html)

My brother spent some time at camp with me helping me fill my new wood shed.

We have decided to paint the floor until we can figure out what we want to do for a floor.  They called it Walnut but it looks like leather to me.

We also had time to take the canoe out on the lake.  The area near my camp was a vacation place in the late 1800's and this is one of the many places that still exist.

thanks for stopping by my thread!  -   i love the pic of the house on the lake - neat detail that is difficult to find on homes built after the mid 1900's..    also like you woodshed -  looks like a great design that should encourage drying...  we put luan down on the floor and applied 4 coats of finish..  it is a pretty inexpensive way of covering the floor and does not look all that bad with the finish.. i used water based  varethane with a semi gloss finish.   on a dry day, you can put down all 4 coats - only need 2 hours of drying time between coats and i did a very light sanding between the 3rd and 4th coat.    i used the same stuff on my walls and on the counter tops which are  5/4 pine.. so far, so good!   jt

I went up last week to get some more of the outside complete. I have been putting off completing the side wall of the porch roof.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN1483_zpsd40f73f3.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN1483_zpsd40f73f3.jpg.html)

Once I figured out that the Porch roof has a 13 degree angle and the camp roof was 31.6 it went ok.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN1489_zps4bb5d4da.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN1489_zps4bb5d4da.jpg.html)

I now have completed the front and back of the camp with the baton strips.  Next trip I have to complete the ends and we will have the outside all complete.

I also installed gutter on the roofs above the two front doors. I was hoping for rain to see the results but will have to wait till next time.

Went up to camp for a few days and got a few projects done.

I built a mantle for behind the wood stove out of rough sawn 6 x 6.

(https://i290.photobucket.com/albums/ll257/loonlakebound/IMG_20150109_121922571_zps292fa3fd.jpg) (https://s290.photobucket.com/user/loonlakebound/media/IMG_20150109_121922571_zps292fa3fd.jpg.html)

I did the first coat of mud and tape on the bedrooms and installed a ship lapped ceiling in the second bedroom.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN1656_zpsddbaa400.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN1656_zpsddbaa400.jpg.html)

Many thanks to my neighbor for keeping my lot cleaned out. it was great to be able to pull right up to the front door.
(https://i290.photobucket.com/albums/ll257/loonlakebound/IMG_20150109_141503025_zpsa587be50.jpg) (https://s290.photobucket.com/user/loonlakebound/media/IMG_20150109_141503025_zpsa587be50.jpg.html)

It was very cold out side but with the new stove I had no issue getting the camp up to temp.  -25 out side and +85 inside camp.

things are looking great!   I love the idea of  putting wood on the ceiling..  looks great and a lot nicer to work with than sheetrock!     did you build the bench for your table?  I am thinking about making something similar.  would you  mind sharing the measurements?    jt

Thanks again for the positive comment.  I did build the bench and the table as well. The bench was made of pine and the table from maple. I was lucky to have a source for free maple.  The table started as 2 x 10 x 16' beams and I cut them down to the sizes I needed.  I would gladly share the dimensions but I won't be going to camp until mid March.  When I built it I placed a wide board next to a kitchen chair and drew the angle.  I copied the height from the chair. I did include a top that opens and it makes a nice place to store things,

thanks for the reply!   too bad  you won't get up again till mid march.. not for my sake , but for yours!   i am sure that it is a lot of fun to spend time there..    maybe i will pull up my favorite chair and   use your planning method!   I am sure that the storage is a nice extra.. that certainly is something that we could use in our tiny house   jt

Spent the past few days at camp.

The snow is still holding on.

Put the shiplap on our bedroom ceiling, Finished taping and mudding the walls. The entire bedroom is primed and ready for final paint.

Found a stain color for the wood stove mantel and am planning on using that stain for all the window casings and other moldings in the camp.

Finally I installed the back splash in the kitchen. Still trying to decide on a color for it.

Another quick visit up north. Went up on Saturday mid morning and came home Sunday afternoon.

I did not want to tape and mud the ceilings so I used 3/4" pine that I stained to cover the seems. I really liked how it came out and how quickly I was able to install.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN2049_zpsxyw5ktzb.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN2049_zpsxyw5ktzb.jpg.html)

I was also able to install the doors I made for the storage space we have in our bedroom. Having the ten foot ceilings gave us this additional storage space.

I did take a short trip around the area. When ever you see a deer there is always another one close by.

Lastly I checked out a camp that burned down. Very sad to see this.  We are so remote that it took almost an hour after the fire was called in for the first truck to arrive.

It seems like the more projects I do the more I find a better way to do them and change things.  When I started hauling water to my camp I have a taller set up on a trailer and my filler tube was in the back of the bedroom.  Now with the lower trailer the filler tube was too high to gravity feed, and It was difficult to back up and get the trailer in place.  I did not want to move the filler tube to the side of the building as I did not want to see the white PVC sticking out of the building.  This past trip I did, lower it , move to the side and came up with a way to hide it.

(https://i290.photobucket.com/albums/ll257/loonlakebound/DSCN2083_zpskfwzcqys.jpg) (https://s290.photobucket.com/user/loonlakebound/media/DSCN2083_zpskfwzcqys.jpg.html)

I built a small bird house looking thing and used a french cleat to just hang it about the PVC and hide it. The new set up works much better.

I also found a bottle opener at home depot. Doesn't everyone need a bear beer bottle opener?

Well, with the exception of a few moldings, the inside is now complete. I have been to camp once a month for the last few putting down the flooring and installing molding.

This is how the flooring looks in our bedroom

(https://i290.photobucket.com/albums/ll257/loonlakebound/GEDC1608_zpslpxwdpmy.jpg) (https://s290.photobucket.com/user/loonlakebound/media/GEDC1608_zpslpxwdpmy.jpg.html)

I went with a piece of rolled vinyl, 19.99 at ollies, for a landing when you first walk into the camp. I still need to create the transition molding.  It has worked out well keeping the snow and mud off the other flooring.

(https://i290.photobucket.com/albums/ll257/loonlakebound/GEDC1631_zpspiy1oqhb.jpg) (https://s290.photobucket.com/user/loonlakebound/media/GEDC1631_zpspiy1oqhb.jpg.html)

I was there over the past weekend finishing the flooring in the kitchen.

(https://i290.photobucket.com/albums/ll257/loonlakebound/GEDC1633_zpszyqfduxe.jpg) (https://s290.photobucket.com/user/loonlakebound/media/GEDC1633_zpszyqfduxe.jpg.html)

It has taken just under 5 years to complete but it was well worth the work.  Looks like this may change from our camp to our summer retirement home.
(https://i290.photobucket.com/albums/ll257/loonlakebound/GEDC1632_zpsaxuwnokz.jpg) (https://s290.photobucket.com/user/loonlakebound/media/GEDC1632_zpsaxuwnokz.jpg.html)

Now it is time to revisit an old project and work at finishing the inside of my screen house.
