20 x 30 plans

I like the looks of this plan, can you tell me what is included with the set? AND ... can you do simple mods to the drawings .. ie ... 32' long, move stairs, windows or modified kitchen layout?

We do not make mods on the plans ourselves, but many have worked with local builders or home designers to make such changes. The changes you envision are structurally easy to make but involve redrawing parts of the plans. More information is in the booklet that comes with the plans.

The 20x30 1 1/2 looks to be where we could start. I see on the 20x30 2 story that there is an update to add exposed full beams to open it up ... is there one for the 1 1/2 plans. We'd like a loft/room over one end, but we'd like the other open with exposed beams.

Yes, the standard loft framing plan (sht. 3) has a combination of open beams (4' o/c) over the open cathederal living room area combined with a loft over the back section.
