Land for sale in the California Mother Lode

Does anyone want to own a piece of the Fremont Grant? My neighbor is putting his 160 acre parcel on the market. He's planning to list it for $320K, but says if someone buys it before he gets the road work done, he would take substantially less. He also says he'd carry some paper on it with a good down payment.

It's fenced, wooded mostly with white oaks, and has a very good spring. There are no buildings of any kind. It's been used for cattle grazing for many years. There are some nice potential building sites scattered around on it. The terrain ranges from semi-flat here and there to steep in a lot of places. The parcel contains the headwaters of Agua Fria Creek, and has a nice southern exposure.

The location is on the side of Mt. Bullion, west of Mariposa, CA. The parcel lies about halfway between West Whitlock Rd on the east and the CYA road on the west, and about 1/2 mile north of State Hwy 49N.
