Title: New House Truckee, CA Historic District

After 10 years of planning, design and working through the bureaucracy we're almost ready to start!  Took 4 years to come to agreement with town over lot line and right-a-way adjustments, 2 years working with an architect on the design and having it fail to pass the historic design review, and finally grabbing the bull by the horns and doing my own design...the plans were approved last fall and the permit issued in January of this year.  Costs todate for survey, lot line adjustment application, design work, design review application, engineering, plan check, building permit, mitigation and utility connection fees come to $58,000.  That's $20,000 more than I paid for my first brand new house in 1970.  Here are site photos...I will provide plans and a running update as we break ground.

This site was purchased for the view over historic downtown and the mountains beyond, not to mention a convenient 2 minute walk to main street

In the first picture, is the place in the far view where the Tahoe to Truckee ski race ends?  Are they still running that?  I used to love doing that race back when I lived in CA in the 80's.

Correct...The Great Ski Race from Tahoe to Truckee continues every year and ends at Hill Top, which is at the ridge top left in view photo.  Hill Top is the site of the first mechanized ski lift in the western U.S.

Whew, they sure made you jump through hoops, not to mention how much it cost & you haven't even started building yet  :-\

But the view is beautiful, conveniently located & you can finally start your dream cabin!  Glad you already realize we like pictures  :)

Yeah, I googled it after I posted (I know, supposed to google first).  Brings back old memories.  Browsing through the website I found I actually made it into the photo of the 1987 mass start (http://www.thegreatskirace.com/images/1987/1987Start.jpg)!

Great - we often stop off for lumber from TTLCo and food at Bar of America or the Squeeze Inn on the way up to our place (http://countryplans.com/smf/index.php?topic=3854.0).  Now we can check up on another Country Plans project whilst we're there too!

Nice design - that style of porch is ideal for snow country.

Underground Utilities go in!  Since so many postings do not involve the regulatory nightmare we experience here in California, especially in the Lake Tahoe area. I will give comments on same as we go.  On one day alone we had four inspectors, all from different agencies, on the site.

First and formost call before you dig!  There is a 8" transmission pressure gas line to the left of where they are standing, with a 4" distribution pressure line next to same.  The gas company stood by as the trench was opened...don't need another San Bruno.

Electric Company personnel arrive to place pole standoffs for electric riser and drop off pull box for base of pole.

Electric is in the ground...utility required a 3" conduit...looks like we are running a commercial service...take note of that 3" steel riser req'd by the utility, almost as large as the pole!

Next the telephone and cable TV go in the same trench.  Now we have more stuff hanging on that poor pole.

Followed by the water crew to install the meter and connect service...

Gas line goes in same trench with water.  Interesting process here, gas company requires that conduit be placed in trench so they can come back later dig up ends and shove gas pipe through .

As part of the permit package we are required to have an engineered temporary and permanent errosion control plan.  The plan requires that all surface water generated on the site (roof run-off, etc.) shall be contained on the site.  To accomplish this it was necessary to dig permanent rock wells sufficient to absorb the 100 year design value and provide lined drainage swales to direct flow into these rock wells.

Due to the tight working area on this lot we were forced to dig these rock wells prior to excavation for the foundation...

Footings dug, other than one area where they must have dug a hole and buried the remains of the prior structure destroyed by fire, no real surprises

Because the orginal soils report indicated potential for fill on the site, the permit required that we have a special inspection once the footings were dug.  The soils engineer did some probing and took photos for the report...only recomendation was that we run a wacker over the length of the trenching to insure adequate compaction...took an extra couple of hours work...but solid as rock afterwards.

It's been a cool, wet spring, for sure!  Guess it's better than the fires Arizona & Texas have been fighting or all the flooding & tornadoes - although there's supposed to be some flooding when the snow starts melting.

Cute supervisor!  At least you've jumped through a lot of the hoops...

Hi Danfish - my son was biking in the century ride around Tahoe on Sunday, and I'm sure he appreciated the weather even less than you do. Looking forward to seeing the progress, once the weather gets better.

Unfortunately Sunday's bike ride was only for the very brave and hardy.  After last month's canceling of the first leg of the Tour of California I was surprised they went ahead with last weekend's event. 

Today we finally have spring weather!  Passed our foundation inspection and ready to pour concrete on Thursday.

Let the pour begin!  Due to access problems at site it was necessary to pump concrete.  orginally wanted to use overhead boom truck to speed things up, but overhead utilities and narrow roadways made that impossible (should be interesting when we get to the stage of getting a crane in place for lifting of trusses and large beams).

Due to tight access on site it is necessary that we leave out interior foundation walls and piers so we can get equipment in to backfill and dig the perimeter drainage swales.  This is where you need an operator that is good...Wayne could brush your teeth with that machine!!!

Roof gutters in the mountains are nothing but a headache so we moved them to ground level with drip-line trenching:

First step was to install waterproof membrane, followed by stone to prevent washout and movement of the membrane (15 tons of granite).  Note these trenches feed into the rock drywells previousily installed:

Because it didn't make since to walk around on a bunch of cobbles the next step placed 3/4 inch crushed rock to level out perimeter drainage (18 cu. yards):

It's been a busy week on the site, start of 2nd concrete pour...interior foundation walls and piers.  After a few days to let concrete cure we'll backfill and begin building base for garage and shop slabs.  Nothing like wrestling with 80 feet of concrete hose to start your day...

Yeah, the weather looked pretty unpleasant yesterday.  I was supposed to be bringing up a load of pine to our place (//countryplans.com/smf/index.php?topic=3854.0) but changed my mind when it looked like there might be snow over Donner Pass.  I thought Winter was finally over!

At least your construction drainage plan got some use...

Hi Danfish, very impressive!  We passed through Truckie on the way home from a 3 day trip to Reno.  I wish I had spotted this link sooner, I would have enjoyed stopping in to see the progress.  When you got your ducks in a row you really got to the business at hand, CONGRATULATIONS!  I just love Truckie.

Well, is it finally summer up there, I agree that it was looking bad for us for a minute.  We had our dog with us and stopped for "doggie business" at Truckie, then at Kingvale.  You know there was still snow behind the gas station there!  Well, the dog was digging it, but its the 4th of July for God's sake!  Then we made a quick stop at our property in Alta before leaving the mountains.  I wish we could have bottled some of that snow and rain and sent it to NM and Mountain Don!

More wood goes down as the pony walls go up for the floor.  Supplier had to sneak 40 foot "I" joist through town early this morning so as to not cause anyone alarm.  Girders to arrive on site tommorrow.  Sure is nice working over all that gravel with afternoon T-storms of the past two days!!!

Floor joist in, decided to go with a wider flange on the "I" joist, gives more nailing surface for subfloor and stiffens the joist.  Only added about $350 to toal cost.

Interesting quirt of local building official...yea old metal plumbers tape strapping is out, replaced by plastic.  Feels that expansion/contraction will cause metal to abrade pipe.  Should be interesting to see how long before fastners pull through plastic strap.

Another busy week...finish up plumbing...because this area deals with a lot of second home owners that forget pipes can freeze in the winter and both the town and local fire dept. are sick of dealing with broken pipe issues, local code now requires that the entire water system (hot and cold) drain to a low point.  That means all the water piping must slope back to that point.  Makes for a much more complicated water install.  Here's the central point and drain lines.

To further complicate matters, building dept. wants easy access to drain valves and that doesn't include traversing the full length of the crawl space to reach same.  They figure no self-respecting San Francisco yuppie is going to crawl under the house.  Therefore, if you look at the floor joist photo you will note the trap door blocked out in a closet floor to reach these.

Hold down bolts brought up through subfloor.  Connected to Simpson High Capacity anchor bolts, that should keep walls in place.

Insulated 100 percent of water piping...I have done my share of laying on the back trying to thaw out frozen pipes with a hair dryer...this will make the fourth house where I have insulated the under floor piping and never had to deal with the pipes again.  Of course all those extra fittings with ups and downs to comply with drain requirements made this one tough job!

My buddy and I were just talking about the nailing paterns for sheer walls when we built his house, they really are no joke. Didn't help that my dad was the inspector and he lit us up because some of our nails weren't sunk enough.

Trench drain just prior to last concrete pour...a 10 percent grade on the driveway could result in melting snow in the garage, so hope this does the trick!

Yes, Truckee is reminiscent of many of those small mountain villages than sprang up around mining and other overnight booms.  In Truckee's case becoming a staging area for the Sierra crossing of the transcontinental railroad really put it on the map.  Then came the lumber industry for the Virginia City silver mines and the railroad.  Before the invention of refrigeration, ice farming was a big industry.  In the late 1990's there was talk of Truckee becoming the next Aspen...sure enough when the big resort developers got through with Colorado, they moved to Truckee.  Now the town is surrounded by gated golf communities.  Probably the saving factor has been the recent housing bust!

Nathan, flying in the trusses is just eye candy, the real detail work always follows.  First the top sections are sitting on and nailed to 2x4 web stiffners spaced 24" O.C. (that's why they appear to be floating up there).

Ok, I see now, didnt notice the 2x4s laying perpendicular between the trusses.  Man, I dont envy you for having to install all those gussets, or cutting them out for that matter!  looks to be a very solid constructed roof tho, is that typical in your area? or are you just going above and beyond for piece of mind

Fortunately the plywood gussets came supplied by the truss manufacture along with all the eave blocking (predrilled for venting).  All structures in the town of Truckee require engineered plans, thereby eliminating building code references to conventional construction.  Basic wind speed design criteria is 95 mph (three second gust); however, exposure and topographical features are site specific and actual design criteria is determined by the engineer of record.  The town indicates there is no historical record of wind related strucural failures...I have personally witnessed 100 mph gusts in the area.  The downtown Truckee ground snow load factor is 175 pounds per sq. ft. and even with a 10/12 pitch you will note this roof has a large amount of surface area.  This past record winter resulted in a significant number of structural failures due to snow loading...mostly structures built in the 60's and 70's before strict codes and during the days of anything will work craftsmanship.  I own a house in town built in 1892 with pioneer craftsmanship and old growth lumber that is still standing tall...even though it might be leaning a bit!!!

Often wet snow, that's why they call it "Sierra Cement"; however. this past winter it was occasionally dryer than normal and made for a lot of happy powder hound skiers.  In town gets a lot of sunshine so ground build up usually a few feet between storms.  Roof sheding, drifts, etc. can build up to 8 feet or more.  At one point the ski area on top of nearby Donner Summit had a base of 30 feet this past season.  Keep in mind that the camp of the infamous "Donner Party" was just a short distance out of town.

Finally had chance to stop by and check out your project on Saturday - looks great!  And what a fantastic location - views and seconds to downtown (probably about 2 seconds with enough sierra cement on the ground - the vertical and horizontal distances seem about the same).  Interesting to hear you get the vented blocking from the truss vendor - I was gonna ask how they looked so perfect.  I guess you're not covered by wildland-urban-interface fire rules otherwise you'd be spending a lot on fire-resistant vents...

David sorry I missed you, Saturday was a day off...thanks for the comments.  Wildland-Urban requirements do apply and yes will be installing those very expensive vents in the soffit.  Current plan is to go with the continuous strip vent by Bandguard.  Foundation vents also have to be approved type.

While it appears the project is moving right along, I am a bit nervous about getting the siding on before the snow flys.  I had hoped to be well into that work about now! Master plan is to have everything closed in before winter sets in and shut down project until next spring.  Next season is the interior finish work with a move in target of next fall.

Roof sheathing is on and roofer scheduled to start in 3 days.  First snow is forecast in 5 days...this should be interesting!!! Picked up windows and exterior doors from storage and delivered to site, 400 mile round trip to save $2,000 on total cost of package.

Sorry to hear you got hit so hard - it was a pretty heavy storm.  The only consolation up our way was that now we can burn our debris piles.  Probably not much need to do that on your lot!  A friend who's building a cabin up our way has been hit hard too - his roofing and windows will be arriving just at the end of the next dry spell...

Nice that your gas meter cover will also double as a bomb shelter for squirrels.  However, I did read somewhere here that a whole house exploded when snow hit the gas regulator and, aparently, propane pools nicely between snow drifts and can be a rather unpleasant suprise for the first person who walks into the dip smoking!

With respect to the squirrel bomb shelter you are correct about the dangers of propane.  Fortunately we are dealing with natural gas here in town (lighter than air) and it dissipates faster than propane.  The gas company had a perfectly good shelter in the past that was more than adequate protection ( I will show a picture later to compare the different designs), but they had a leak incident and felt the need to go overboard on this new design.

It may be better to go overboard on this than the other way around. I don't have a photo handy but here in NM there are nat gas meters in the open hanging on two pipes sticking out of the ground. And by out in the open I mean out in the open where they could be run over by an errant driver. I don't think it's permitted for new construction anymore but I see these here and there and shake my head.

More on the bomb-proof gas meter shed...joke on the job site is this looks like a test piece in the apprentice carpenter's school...

Not to belittle the importance of protecting the meter, regulator and associated piping from snow load, but I installed the shed shown below three years ago and it has been through some tough winters without incident.  This shed was avaialble from the local gas company for $200 and took about one hour to assemble and install.  Word on the street is that local contractors are charging $1,500 for the new design and it takes two days to install...

Well we're into week number three with the slowest roofer I have ever seen...workmanship appears to be Ok, just can't stay on the job and make progress...at least waeather is cooperating, even with those twenty degree mornings.

For those not acquainted with the new California fire code requirements...here's the most expensive soffit installation you will ever see.  Ordinary vented open eaves are no longer allowed, so we begin with this new vent that includes a honeycombed piece that is treated with a special paint that expands a fills the internal space when exposed to high flame temperature...10 foot strip costs $80.

Then we must use "fire resistant construction", which means we begin with 1/2 inch exterior dry wall...

Intumescent paint, I think. You can get it to paint exterior wood surfaces. When the temp gets high enough it expands as an insulative layer. Easier. less expensive to do cement board or stucco.  But good to use on older existing wood structures.

They're letting you use T&G cedar?  That's good news - last I heard the only stuff that was approved for soffits were a couple of brands of cement board.  And the vents are getting cheaper too - when I priced mine it was gonna cost something like $15/linear foot.  But I managed to sneak in my permit a couple of days before the WUI stuff hit so I went with 1/8" hardware cloth and the whole thing cost me <$50 total!

The Wildland-Urban Interface (WUI) is a big thing now in California and while fire resistant construction with materials like cement board and stucco would pass...not in the Historic District of Truckee!  The Historic Review Commision will not approve the application of these materials.  Western Red Cedar is listed by the State Fire Marshal as passing the requirements for flame spread rates.  The construction of soffits with the layering of dry wall and jointed cedar is an approved method.  Siding becomes the next big issue.  The use of a shingle would require it have a Class B fire rating and you can guess at what that would cost.  I wanted shingles on this structure and an approved material is the shingle panel with cedar permanetly afixed to a plywood backer.  This combination meets the fire resistance test and is on the "approved list".  I have used before and the 8 foot panels are pretty easy to install.  This is what they look like...

The Net Free Vent Area (sq. inches) of these new flame resistant vents is significantly less than old conventional vents; therefore, the length of strip venting required to meet the calculated vent values dictates that strips run almost the entire soffit length.  For appearance sake and to reduce the additional detail work to break up the run, it was decided to slightly over do it and make it a continuous run.

Pretty much shot down exterior work this weekend, did manage to get some trim made up for foundation vents.  Discover a major drawback to my gutterless roof...when the snow starts to melt on the roof I cannot work under the eaves installing the siding...it was like working under a waterfall!  The day before this snow fell I was making some real progress placing siding on the gable, after snow fell it was an ice skating rink on that roof...better left to another day!

Too busy working on house, hence no posts lately.  As mentioned in early post, had planned to have exterior complete and dry wall up by end of October.  So much for planning!  Electrician has one more day on rough-in and insulation scheduled to begin next week.  Dry wall sub already staging and ready to follow on heals of insulation.  I have about a third of siding on and it looks like at least a week of clear weather in the pipeline.  Garage door scheduled to go on December 16...then it's close up and I am out of here till next spring.

Mason's crew finished rock veneer around porch yesterday...rain, snow or shine this crew was amazing!!!

Have plenty of photos to post when time permits.

All the decking is western red cedar with Sherman-Williams Deckscape stain in cedar bark color.

The garage door is up and over manufactured by Carriage House Doors and of course it is fire rated in compliance with our new wildland fire codes (cedar faced).

Two days before Christmas I ran out of gas and decided that was it for the year, badly need a break.  The interior is taped and textured, ready for primer.  Exterior siding about 90 percent complete and rest can wait till spring!

Well almost done with siding...under estimated by 65 sq. ft. and that little error would cost me an extra $450 for special handling and freight if I were to go back to orginal pre-finish supplier...so ordered from local distributor and will do my own finish.  Lesson learned!

First full day on job site after a few weeks off.  Rain and snow, sure was nice to be working inside.

After unloading materials and finishing up a few odds and ends it was time to stop procrastinating and start sanding those beams.  Of all the tasks in building, I dislike sanding more than anything...3/4's done with one beam and two more to go.

Cannot believe a month has gone by since last post and yet it seems I hardly have any progress worthy of a picture.  Finally closing in on completion of fireplace surrounds in preparation for stone work.  Got held up for a week because inspector went off on a tangent during the mechanical inspection.  Approved the mechanical and was just about to leave when he decided the gas appliance valve (provided and installed in access compartment by unit manufacture) was not accesible enough in an emergency.   He wanted me to install a log lighter type valve within 6 feet of the upstream side of the unit.  Tried to explain that this is a "service" valve used to work on appliance without the need to shut gas off to the entire building, it is not an emergency shutoff valve.  The valve at the gas meter serves as the emergency shutoff.

Now I am held up completing the enclosures until this is resolved, so I contact Chief Building Official and ask him to render a realistic decision.  He comes out, looks at installation and I show him how easy it is to turn off gas and he says he agrees it is not an "emergency" shutoff, but he is still not sure about accessibility and has to go back and read code (this as after I gave him a direct quote of the code in an E-mail).  Finally he gets back to me and states code says it has to be "accessible" it does not use the wording "readily accessible"; therefore, he will pass...but I still have to demonstrate it is accessible at the time of final inspection (what ever that means).  I discussed this with the dealer and they said they have installed hundreds of these units in this area and this has never come up before...they questioned how accessible the valve is on gas stove or dryer!  Anyway the piping is now buried in the surround and will soon be buried under rock!!!

Gas meter has been installed and fireplaces all fired up.  Electrical panel complete and about 80 percent complete on electrical terminations, permanent lighting installed in garage and shop, temporary lights hung throughout interior  Several  meetings with cabinet shop, meeting with tile supplier, trips to rock yard for choices on fireplace surrounds, and meetings and decisions on appliances.  Put down epoxy coating on garage and shop floors and set up temporary steel racks in shop to get tools and materials off of floor.  Wood flooring has been delivered and sitting in one of bedrooms climatizing.

Just need to install and paint trim on fireplace surrounds in area of rock work and then it's on to waterproofing showers and my second to last inspection...the shower pan test.

Guess I have been doing something!!!

Spent a ton of time terminating electrical (plugs, switches, smoke/CO alarms, etc.), gathering materials, visits to tile supplier, installling doors, etc.  Met with steel fabricator on design of hand rail for front porch stairs...as usual, new building codes making this anything but simple.  Requirement for extension of rail beyond top and lower stair tread make this one ugly accessory.  May have to go back to building official and argue my case...soon they will tire of me questioning code interpretations.

Been receiving some pressure to hang the better half's prize...antique chandler someone pilaged from a French chateau...it's up!

This summer I had the opportunity to attend a training class put on by the Schluter Corp at their Western Regional Distribution Center in Reno, NV.  They make Kerdi water proofing membrane, Ditra underlayment and many other products for the tile industry.  While their product prices may be a bit on the high side for the average DIYer, the quality and bomb-proof solutions they offer can't be beat.  Needless to say I am sold and using these products on my project.

First test was building a shower bench using Schluter Kerdi Board, beginning to end in one hour.  All starts with layout and using a table saw for all cutting...

Assemble the parts and glue together with tile thinset and Kerdi-Fix adhesive...

I have two showers that I want to be 100 percent water proof and as mentioned in my previous post, using Kerdi membrane by Schluter Corp.  Installation takes a bit longer than other water-proofing methods, like hanging wallpaper using unmodified thinset.  Here is the result on wall and niche...

One problem with being an owner-builder is that the permit process might not allow enought time for completion within the normal term of the permit.  My permit's two year term expires the first week of Janary 2013 and as I look at the number of details to complete between now and then it's overwhelming!  So why kill yourself...went down to the building department and talked them into a two year extension.  Of couse it cost me $550 and the wife said I better not take that long.

Been a busy two weeks with delivery of appliances, and start of cabinets and rock work on fireplaces.

Thanks...there was a lot of cutting and chipping to fit the stone.  While cutting was done outside, all the chipping was done inside.  Fortunately no windows got broken, but I am sure there will be a few dings in the walls to touch up.

No pizza oven, that is a gas fireplace unit to take chill off morning coffee.

Last of the major projects...stairs to the loft over porch.  Access to the loft has been a design challenge from day one,  minimizing the impact on floor area was overall consideration.  Building a complex stairway was not something I felt qualified to tackle, so turned design and construction over to the experts...

Germangirl, correct sole heat will be the four gas fireplace units.  These units are quite efficient and allow for heating only occupied zones (each unit has a separate thermostat).  Installed two of these in a house down the street and very comfortable in 1900 sq. ft.  Fired up the living room unit while installing stairs (20 degrees outside and no heat in building overnight) and in 30 minutes everyone was working in shirt sleeves.  In 45 minutes had to shut unit off.

Getting ready to shutdown project for winter.  Some iron balusters glued in place to support railing, other 118 will have to wait until finish is on the wood...

Back at it after long Winter layoff.  Sure are a lot of little details in building a house.  Just finished installing knobs and pulls on the kitchen cabinets.

Rockler Products offers a simple template and center punch that makes this process a bit less painful!

Also installed plumbing fixtures to insure all was in in working order before counter tops go on sometime next month.  In spite of the fact I will have to take it all apart, better to find problems now (which there were a few) before counter tops limited access.

I was through there a couple months ago.  Thought about driving around and see if I could find your build.  I had to be over at Yuba City to pick up bees at 3:30 PM and I was way early about 9:00.  But I stopped a Cabellas instead... ;)

Thanks...no I did not do cabinets, felt (or should say wife felt) those where best left to professionals.  Interior Wood Design in Auburn, California did the work.  Stair case also
done by pros, Sierra Stairs in Loomis, California.

Wife took some time deciding on cabinet pulls and knobs so she will appreciate the fact that others might like the result.

The house is just two blocks up the hill from main street (Donner Pass Road) in old town Truckee, so don't hesitate to stop by when in the area.

I too often drop a few coins at Cabellas while traveling to and from Reno!

Time to start tile work...in the old days laying tile over plywood started with putting down cement board, but thanks to Schulter Corporation we now have an easy to install substrate.  Ditra mat installs with ease and makes for a bomb-proof setting bed.

That tile saw set up was one of the best tool investments todate and the saw shack allows working inside with no mess, with no need to constantly set up and disassemble as when working outside!!!  There are a number of complex cuts on this job and a good saw makes life so much better.

Your house looks amazing! [cool] If you dont mind me asking what does your corner kitchen sink and cabinet measure? Did you make it yourself or did you have them made? We are putting in a corner sink, but I didn't think there would be enough room for more than a 24-25" wide sink. Also do you like working with ditra and kerdi, and where do you buy it from? The sink is 30 inches wide and the counters are standard depth.  To avoid wasted space in the corner behind the sink I designed the inset with small pull out cabinet faces on each side.  These units where custom built by a local shop.

I am sold on the Schulter products, both Kerdi and Ditra are a snap to work with.  Laying tile over Ditra for floors and counter tops makes the job so much easier.  However, they are expensive products, but the German quality is unbeatable!  Their products are available at most large tile suppliers and even some of the big box stores.  Also, remember you get waterproofing and uncoupling with these products...something you don't get with most tile underlayment.  Recently, I was about to order some Schulter metal profiles for tile edge treatment and discover a similar product carried by a local box store at less than half the cost.  Wasn't entirely sold on the quality of the box store product and when the Schulter product arrived I saw why, it was 100 times better.

Had I known about Kerdi-Board before installing the cement board on the shower enclosures that would have saved both money and all the work of installing the Kerdi membrane.  Kerdi-Board already has the waterproof surface and all you have to do is seal the joints with Kerdi-Band.  I was able to use Kerdi-Board for the shower bench and soap/shampoo niches.

Putting up light fixtures is something we don't give too much thought to when it's one or two...but a whole house full can chew up some serious time.  Would hate to pay an electrician for this work!  The Chinese manufactures (try and buy one not made in China) have managed to design fixtures that make the electrical work next to impossible.

Working on a bunch of not so exciting details, installing light fixtures, cabinet knobs and the beginning of door trim/baseboard inside water heater closet.  Waiting for it to warm up a bit to begin some trim and door painting.  Hung some wall items for wife as the house begins to take on its French Country feel.  Also set up beds in bedroom #2.

This coffee unit is a Meile that has been in service for 8 years with no problems.  Moved it from house that we are selling because don't like the look of the current models...too high tech for look of new house.

Every good project eventually comes to an ending point.  Passed the final inspection with flying colors and ready to move in.  Four years seems like a long time to build a house but as most know there are a lot of things that go into building.  Last big thing was installing the bath tub and best of all trying it out!  Thanks to all for positive feedback over the years and good luck on your next project.

The MDF curved pieces are crown moulding from Kelleher Corporation, this is their Contemporary line and comes in 5-5/8 or 7-1/4 inch widths (5-5/8 used here).  I looked at the possibility of using a moulding knife set in the table saw to make my own...decided the time, cost, and all that sawdust was more than I wanted to take on.  16-foot lengths special ordered at local lumber yard ran $1.60 L.F.

I think that was a huge good decision.....  $1.60 L.F. against a dumpster full of MDF Dust.   :D I sort of don't like that stuff very well milling it.  There is always also some residual dust it seem no matter how good the dust collector is even in the big cabinet shop of a friend.

With respect to dust, we should all be more aware of how unhealthy wood working can be...especially when working with MDF.
Since I wear glasses, fogging up is a problem when wearing a dust mask, so I began using a air hood as personal protective gear...

Those are a very nice unit.  Stuff like that use to be looked at as a pure luxury.  Now days as we become more and more aware of lung and respiratory damage hardly a luxury.

If you have the time and proper tools DIY cabinets can save a ton of dollars; however, if time is an issue a production shop can significantly beat the DIY route.  Scheduling and not wanting to kill myself forced me into using a professional shop for a majority of my cabinet work.  I did hold out some pieces...this unit for the pantry was in the original bid at five times the cost of what I have in just the material...

I'm beginning to rehab a '70s A-frame ( 24' x36', 9' side walls 20' front and back), at Tahoe. (live in Berkeley)
Doing most work by myself.....with supervisor wife :)
I'll be adding 2' Rmax foam to the exterior on top of TyveK and replacing the original single pane front wood framed trapezoid windows in the gables, single pane aluminum windows and sliding doors. Which Milgard line did you choose (Tuscany?)
Looking at placing the prestained shingle panels, as well.
Who was your dealer for those?

I'm looking at 9/16 stranded bamboo for the flooring, what did you choose?

And.....since it has not had gas service in the past....I, too, will be constructing a bomb-proof gas meter shed.

Where on lake are you located...south, west, east or north?  Yes the Milgard windows are Tuscany and after five years I have nothing but praise for their product.  The Pre-Stained Cedar panels came from Michigan PreStain and they now call themselves Cedar Shingles Direct...http://cedarshinglesdirect.com/.  They use a Sherman Williams stain that holds up well and coverage is excellent.  They ship to your door step.  These panels are manufactured by Cedar Valley located in Hollister, California and are available without stain through Meeks Lumber or Truckee Lumber Company.  I don't recommend trying to stain yourself...done that and found it was not worth the effort Vs small savings!

The flooring is a hand-scraped black walnut, solid 3/4 - inch.

I bought a 1300 sqft "no title" tear down" in Incline Village, north side of Mt Rose Highway, near top of the hill.
It hadn't been occupied since '89.....but for the Bear Family...as in family Urisdae.
I know the "owners" well, and had been there when they first "bought" it in '77.
At that time it had an unobstructed view of the lake......40 years later it's now filtered.
Long story short, the deed was never recorded.
They couldn't sell in open market.
I bought it for a little more than your pre-construction cost (less your land cost of course).
Spent 18 months pursuing quiet title action.
Finally got it cleared.
Neighbors were hoping I tear it down and make a real house.
No way.....fixing and enjoying.
The Family Bear used the copper pipe and romex in the crawl space as their own jungle gyms and rope swings.
Last summer I replaced the pipe with PEX and repaired the wiring.
It was a 70s time capsule.....blue and orange shag, mustard appliances, walnut paneling.
Now that I found this site, I'll start my own story thread.

The shingle site sells two brands... your brand and Shakertown, made in Washington. Any reason you chose one over the other?
Rumor has it Shakertown 7" have built in rain drain in the back.

Now that's a real project!

I have installed both Cedar Valley and Shakertown products and found the Cedar Valley to have a more realistic individual shingle appearance.  Cedar Valley has very good weather-resistive barrier between cedar and plywood backing, while not a true "rain-screen" this should be more than adequate in this California climate.  Shakertown may now use a similar approach.

The Cedar Valley Product has now been up for five years with no issues.  The Shakertown product has been up for eight years two blocks down the street, again no issues.

Main reason for choice of Cedar Valley was pre-finish vendor said they experienced too many problems with Shakertown product and would no longer carry same.  Don't recall what problems were.

Both shingle panel manufactures will send you samples so you can compare for yourself.

Good luck on your undertaking...look forward to seeing progress...take lots of pictures!

Nothing like a real winter to test your engineering design!  Wind design was 140 mph and Squaw Valley ski area nearby was reporting ridge-line gusts of 160 mph.  Snow load design is 175 pounds per foot and a lot of neighbors are up shoveling roofs on older structures.

Uh-oh.  That photobucket business could spell trouble. Until this came up I was not aware but it seems that photobucket may be clamping down on free use when it comes to posting the image links to forums, blogs, etc. The bandwidth used every time an image is loaded to a forum page does cost them money and I know many folks do not subscribe to their service.

Sometimes we just have to admit to and show are design errors.  During the design stage I looked at several alternatives to prevent ice dam damage but let others talk me out of anything other than conventional roof construction. After eight winters, the east facing roof has suffered damage twice and was repaired once.  As shown below this past winter was the final straw.  The east side gets only morning sun and the adjacent trees shade this section.  I also feel the heat from two gas fireplace vents contributes to the problem.

The decision was made to strip off the lower five feet of asphalt shingles and install Ice Belt Metal Panels.  New ice guard underlayment and finally the panel system.  Local code requires a fire proof barrier between metal roofing and the combustible roof sheeting...the colored Versashield Class A underlayment shown in the photo below.

Cost was about $7 per sq. foot for material and $8.50 per sq. foot for labor.  Believe me that after seeing the work required to install this system, it is a job better left to a professional roofer.  Now all we have to do is wait for snow to test it out.

Sorry about late response...didn't realize you were asking about the Jet air filtration unit.  Judging by how fast the filter fills with dust I would say it does a great job, especially when working with MDF.  Having three speeds is a nice feature when you want to cut down on the background noise. The unit also helps to circulate air when trying to warm up the shop during winter.  When you see how much dust it collects it is scary to think about wood working in a confined space without some protection.  Even with all the large equipment connected to a dust collection system, there is still a lot of airborne dust.  Money well spent and the JET unit performs without problems.

I have a friend with a dust collection system. It works wonderfully.  He built a new shop and incorporated the actual machine in a utility closet which cuts down the noise a little. Of course there is still the noise from the saws, etc.
