Title: (Update part 1) Land Ho! ....maybe

I've been on this site for a few years now. Sometimes a lot, sometimes not. I finally found some land but the trashy neighbors made it a bummer for my wife. Well, today I found some more land that had been repossessed by the bank and is being offered cheap. 11.5 acres offered for 7 thousand. Another 5 acres that attaches to the 11.5 acres and then another 10 right across the small lane. Mostly hollow, but with enough flat land for a cabin/house. Very far out into the country, so we made an offer. The realtor was pretty confident that the bank would take 7 thousand for the 16.5 connecting acres. (Actually, the connecting 5 acres and 10 acres aren't listed with a realtor; they're just a 'make offer' option.) So we decided to make an offer of 10 thousand for the whole 21.5 acres. I half expected the realtor to advise me to increase my offer a bit, but all she said was that she would call them Monday and get back with me. Apparently, they're desperate to get rid of it. They've had and accepted two other offers, but the offerers didn't want to wait the 60 days it would take to get possession of it. I'm willing to wait. Wish me luck!

The bank accepted our offer. Aside from the closing cost, we're giving ten thousand for 26.5 acres. I'm excited and ready to take possession of it, which will be at least 60 days because they have to do a quiet title lawsuit. I'll hopefully remember to update in a few weeks when I get it in my name so I can start clearing land and checking for deer.  ;D

 [cool]  That'll be one of the longest 60 days you live through.  ;D  Been there done that, and for longer. But it seems like you are in the home stretch.  :D

We got a plot map and went back to the land today. Turns out we were looking at the wrong 10 acre parcel last Sunday. We found the real 10 acres that we'll be buying and as it turns out, there's already a well and power pole on the property because there was once a mobile on it. Plus, we found two instances of deer scat and lots of trails. Hopefully there'll be happy hunting in my future.

Be careful about building in a hollow. My brothers old place was in a hollow and they had a flash flood last year that just about washed them away. Good luck with the land the price sounds fair.

A bit up on the side of a hollow could be good.

That's what the hill folk call them glenn. Us sofisticated types call them hollows.

I even tend to shy away from "hollow". I use "ravine" or "draw". We plan on building on the hill, just as it starts to break and slope downward. Not actually in the bottom. That's where the stream is and that's where I'm most likely to kill deer and turkey. I won't risk running the wildlife off.

Up here we call 'em draws or swails, depending on the shape...
