I'm in the process of building a home and really like the Victoria plans you have. My questions would be:
- Is there a materials list with the purchase of the plans?
- Do you have references for purchasing the beams or other specialized materials?
I plan on being my own general contractor on this project and have an initial budget of $50K to get it dried in, plumbing, electrical, and dry-walled. From your experience, should this be doable?

There is not a materials list for Victoria plan at this time. I am in contact with my take off engineer to do this plan early in the new year. It will be a $35 option to the plans order like the other plans when it becomes available.
The beams and decking materials are standard items that will be available at a real lumber yard (not necessarily at the big box store). The exact type of tree and grade available is a local issue so you will want to inspect the material and make sure it will be what you want.
Note that some lumber yards will do their own materials takeoff on your plan (often for free if you set up an account and plan to have them do on-call delivery to the site). That's what I did when I built my house.
Was any progress made? I recently bought the same plans and could use a material list.
The fellow that I had used was no longer in business. I tried a new engineer and the format that he used was more complicated than the previous Material lists.
