Found a nice 13 acre parcel - no restrictions.  End of dead end road.  Little more dollar wise than I wanted to spend and needs a little bit more clearing than I can afford to do by myself.

Near Palestine in East Texas.

Anyone interested in splitting it?

Are you still looking for a partner? How much land for each owner? Any water? Trees? Lay of land (flat, hilly, ??)?
