 I'm offering for sale 10 acres of southern Illinois woodland. The property is private, has electric and phone lines already in place, sits at the end of a 1/8 mile driveway. There is a 750gallon concrete cistern that stays full of water year round. The land is level to gently sloping, about half woods and half pasture, with ~2 acres of bottomland and a creek running along the northern boundary.  There is a small shed on the property.  Taxes are about $120 a year.
 The property is 35 miles to the east northeast of St. Louis.
  I am asking $37,000 for this land.  Good neighbors, good view and good soil make this an ideal place to build a small house,and/ or have a small farm.
