Just because something has been done and has not failed, doesn't mean it is good design.

Wow is right, and yet a 24" frost depth. Combining exposure, wind, seismic with the snow load... this isn't an easy area to build. I assume by saying IBC it is all engineered, there is no prescriptive, IRC, construction allowed.

The plans have gotten smaller / more realistic / more affordable!  And I'm a hairs-breath away from a building permit -- just waiting for the driveway permit since my property will need an "Approach to County Road."  Planning to break ground this summer after our record snowfall melts.
