Sorry for not posting updates lately, but with all these nice december days in the 40s and 50, I've been working as much as I can on the house.

Here is what I got done or started in December

1. Insulation (just need to finish the insulation in the floor at this point - will do in the spring when I get my plumbing done)

2. Attic drop down stairs

3. Attic 'cat walk'.  I didn't want to buy a bunch of OSB or plywood for the attic, so I used what I had lying around, a bunch of 2 foot wide by 8 foot long OSB floor sheathing left over from building the house.  Have enough extra I might be able to make half the catwalk 6' wide later on - but I wanted to work on more important projects for the time being.  The OSB is already up in the attic to complete this (probly after we move in).

4. Kitchen drywal and cabinets installed!!!  This was one of those parts that really starts making it look like what its going to be, so, very exciting for us to see this part happen.

5.  We've been wondering what to do with our kitchen sink area, since its an inside wall.  So, we put in a piece of stained glass window that my parents gave us, and it looks gorgeous there.  It is centered with our back door (mudroom), and that door being mostly glass, theres a nice glow on this window during the day.

6.  Electrical outlets on kitchen (cabinet) wall and the light over the sink have been installed (its an antique industrial light, have 2 more that are just a bit larger that match it for over the island), as well as some flush mount LED lighting in the walk way areas around the kitchen have been installed.

Lots done, lots to do!  Even with the insulation in, without the floor being insulated, it stays chilly in the house unless you are by the fireplace, or upstairs where all the heat gathers.  So, I don't expect to get a lot more done with these teen temps coming, and I'm sure winter will get a little more harsher this month than it has been.

I don't have any ground wire nuts (the green ones with the hole in the end) so I will pick those up today and finish the outlets and power them up

Another update!  Managed to make it over to the house last night.  Was terribly foggy:   Was even worse when I left...6 minute drive took 26 minutes!

Got the outlets and sink light powered up:



Got the island lights installed and wired, going to install outlets and hopefully get that all powered up tonight as well:





Hopefully more to come tomorrow!

Just wondering what wall treatment you were planning to use in the 2nd story.  Might I give you a suggestion if you are using drywall.  Do not get the flexible drywall tape which has the metal strips on the back.  They make one that has fiberglass/plastic backing that is hinged and about 2" wider.  Use it.  If you glance at my thread you will see why.  You need something else other than standard tape to keep a straight line where the knee wall meet the sloped ceiling and again where that wall meets flat ceiling.

David, thats funny!  Your house is what got us interested in these plans, and we actually started by mimicking your floorplan...although it drastically changed over time, but we used your photos for a lot of our reference!

RedoverFarm, that is what we were thinking of doing if we do drywall up the ceilings.  I like the metal back tape for wall corners, but prefer the fiberglass mesh stuff for uncertain lines such as that.  I'm thinking of drywalling the knee wall, and the ceiling we want to do pallet wood, or something similar.  We've been breaking down pallets for the last 2 years or so in hopes of getting enough wood to do all of our ceilings this way, and maybe some of the walls...want to do pine, but not sure I can afford it:

As a professional home remodeler, I HIGHLY recommend this tape for your corner work.  Perfect corners every time, and often only requires two coats of compound and it's finished.  You'll love it.  Home Depot and others sell it.  Pricey, but worth every penny.

I finished wiring the other kitchen circuit last night (7 outlets and the island lights).  I love how these lights, well...light:



The bulbs are set in the light deep enough so that when you are standing by the light, you don't see the bulb at all, and the light doesn't 'blind' you, which is what I was expecting.  Of course, if you duck down and look up, you get the blinding from the bulb that I figured you'd get without ducking....so worked out perfect!





I walked to the back door where the mudroom is going to be, and I wasn't expecting to see this, as the light in that area is usually on when I'm there at night, and I must have unplugged the extension cord for it without realizing...quite a pleasant surprise :)



Hoping for more to come soon...but the temps are going to be miserable to be doing much for a bit.

Just a quick update, not a whole lot of progress lately.  Finished adding the kitchen lights, and the pantry light, as well as some 'above cabinet' LED lighting.





Also, been getting of tired of needing a flashlight everytime I went into the barn, so thought I'd get some lights hung and wired - since I put the electric panel in a while back anyhow:





Now that the barn has lights, its given us some extra time to start straitening it up and clean it out a bit. 

I've also put up the master bathroom walls (including master closet wall with pocketdoor)



Thats it for now I spose.  Hope to do more soon, weather dependent.

Sorry for the issues.  It seems to not work right away for some people with my Google Photo Album for some reason.  I really dont' want to bounce back and forth between something else (photobucket) and my Google album as my phone auto uploads everything as tagged for the album.  You can check my album directly for all my photos if you like, that seems to work fine.  I think the issue is that DNS with my album links are 'new' when I post them, and need time to 'populate' out to the world.

Weather is finally nice once again!

short update:  No matter what I did, I couldn't squeeze the upstairs bathroom in so that it made sense or didn't take up an odd looking amount of space.  I ended up removing my pull down attic stairs so I can relocate them, and decided on this:



Putting the bathroom on a sidewall meant having to have the bathroom more towards center than the wall due to the slope.  We tried every which way we could come up with, but you either were going to hit your head on the ceiling, or waste space somewhere.  This is what we decided on in the end, after finding 3 layouts that could work.  This gives us a small 'wet bar' on the loft as well, something we thought would be handy as the loft will be our 'living room'.  So, I framed the walls up this weekend, and of course my phone was dead when I was done so no pics for now.  Hoping to spend this week wiring the loft, and then starting my plumbing, as well as getting the attic stairs put back up somewhere else.  Hope to get back into the swing of things and make some good progress now that its decent weather once again.

June 8th is our start date anniversary of breaking ground. I am hoping to have everything internal but flooring and finish work done by that date!

Progress!  I finally have enough set back for well and septic...both will be done within the month!

Finished framing interior walls up and nearly done with electrical work.

Here is my layout for the upstairs, of course mid build, I modified it as I didn't like the bedroom closet at all.  We decided on 2 closets on either side of window, with a sitting area in between them under the window:



And the walls to go with it.  I had to move my attic ladder becuase the bathroom was getting in the way, so I had to undo some of my catwalk in the attic to accomodate it (will redo it on a cool day - it was crazy hot up there the day I was working!):





and lights for the upstairs bedroom (temp lights, will have something better when ceilings are finished)


Decided, while my heavy wire spool was upstairs, to go ahead and put lights in the attic - I don't know what use they will really be since its not a large space, but my thoughts were add em while I'm at it instead of wishing I added them down the road:





And this light will be on a day timer:

Ordering plumbing items today to get my pex piping in, the Metal company has my order on stand-by for my siding, and I have most of the wood sitting in the barn to build one of the 2 decks.  More progress to come soon!

So tired of using our little ladder to step into the house, so we decided it was time to get the 'end' deck put on, as that is our primary door.  It is an 8'x14' deck, and will be covered.

Yes, those 3 tall posts aren't exactly straight....  They bow.  I was able to fill my 16' trailer up with a ton of wood like this for a total of $70!  I'm hoping I can ratchet strap those guys a little straighter when I work up top for the roof over the porch.

Deck joists and some decking done after work last night:




Nothing happening tonight, but I took tomorrow off to meet the guy thats going to do the well...will finish the deck and maybe the rest of the electric runs in the last two rooms.

I finished the deck part of the deck yesterday and hope to start working on the roof for it sometime soon.  Also got an HVAC company out to quote me on that system, and the well guy came out and marked the well and finished submitting documents to the Health Dept.  Well should be in pretty soon!  Septic is scheduled for May 1st and 2nd.







I don't think I did too bad for my first deck. Hindsight, there are somethings I think I could have done better, that knowledge will be used on the front deck.

Lots of work took place over the last month!  I stayed steadily busy and really managed to knock out a lot of items.

1.  The well is done
2. All internal water lines are complete
3. 99.9% of the plumbing is done (have to finish hooking up the master tub)
4. Septic got delayed, but should be installed within the next two weeks.
5. Both showers are installed and ready for finishing
6. Kitchen counter is almost done
7. Kitchen cabinets have been polyurethaned
8. outdoor Wood boiler has been hooked up and tested
9. HVAC (duct works, furnace (propane with outdoor woodboiler setup (hybrid?) and A/C) is complete
10. Cleaned up or mess outside and started burning off scrap/trash that has been collecting. 
11. Sickled the field down so the land looks nice and clean


All in all, its coming along nicely!  Still a lot to do, but not nearly what there was this time last year!

Things left to do are:

1. drywall
2. finish insulation underneath
3. siding
4. tile in bathrooms
5. flooring (really thinking of sanding down the OSB and poly'ing it for now as we are very broke!)
6. move in

This was on very little wood... it burned for 3 whole days with next to nothing in it, and kept the water temp at the set temp!

More progress!

1. Septic is in and passed inspection
2. Kitchen cabinets have been polyurethaned
3. Kitchen sink and countertops have been installed
4. Plumbing is now 100% done
5. 50% of downstairs drywall is up

Next projects:
1. widen stairs (so you are less inclined to bump your head on the ceiling when you reach the loft
2. Finish drywall
3. figure out loft railing
4. Insulate underneath (keep putting this one off....)
5. Paint
6. Lay laminate and tile flooring
7. Move in!
8. siding later this year ( I hope...depends on staying employed at this point..)

That looks great! Question on the PEX running into the HVAC: Looks like you're using hot water to heat the place? Assuming you've got some form of radiator/HXC in the cowling? Can you also use it to run cool water during the summer months?

Icanreachit, thank you, and you are correct. I have an outdoor wood boiler


There is a radiator that the pex lines go into in the furnace plenum.  There is an aquastat and relay tied to the furnace on one of the hot water lines...if the water line is 130 degrees or higher, the aquastat trips the relay, shutting off the propane to the furnace, and letting the boiler heat the house (works amazingly well from my test earlier in the spring!)


As for cooling, I've read that it might be possible, but I don't think so.  I have no way to cool the water in the boiler....however, it is generally cooler than  the temperature, but I don't believe it would be enough to provide conditioned air to the house.  I can give this a try though, and see how it does, but again, not cooling the water I think would render it ineffective.

So its been a little bit since I posted.  A lot has happened, of which I had to find a new job.  The place I worked was 'selling' out and my position became 'redundant'.  I was fortunate to start at a new place with no gap in employment.  A better place I might add.  However, I don't have the time I used to have to be working after work (was getting off at 3pm, now its 5, with a 40 min commute). 

Anyhow, regardless of the job change, that did not slow me down too much.  I've done a lot since the last post.  Instead of explaining things, I'm just going to post photos, and if anyone has any questions feel free to ask!  Enjoy!







The trusses for this porch are finally in (took over a month :( ) so this one should be wrapped up soon...





Finally got actual stair treads on - was going to wrap the wall in drywall but ended up with a different idea...




We ended up not liking how close your are to the cieling when you get to the top of the steps, so I made a 4th stringer, and widened the steps to 4 foot instead of the 3' that they were.  This helps quite a bit when you are at the top.
